my wife and i manage one of our properties [adelaide] and have one managed by ray white [ipswich]. Ironically enough we have more problems with the agents than the tenants! we are cutting them away at the end of this year and managing both properties ourselves. More money in our pocket!

i don't know if this helps at all, but the way my wife and save cash is like this. We basically have both our salaries and the rent from both our IP's put into one a/c. i live their bro and it is by far the best area of sydney to live. Not sure i would buy their as an investment though, CF+ are far and few between. If it's purley for lifestyle though then I say go for it.

cheers for the advice. I have depreciation schedules on both properties which helps substantially however they are both slightly negativley geared. Are you guys cashflow positive to the point where your rental income covers all the rates and insurance?
