    Hi Boris,
    It sounds like you may be experiencing delays at a local branch level, have you considered using a mortgage broker to source and follow up on your finance requirements?
    The majority of mortgage brokers bypasses the local branch and corresponds direct with the loan assessor’s, cheers.

    Also keep in mind, the term of the loan has no bearing when calculating interest only repayments, cheers.

    Stamp duty & land transfer registration alone on a $400K purchase in VIC is approx. $21K,
    106% LVR finance is available but be warned the rates are very high.

    I agre with Oakley Regarding the St George 100% no deposit product, you will struggle with the closing costs not to mention the LEF fee.

    If you are entitled to the FHOG you may want to consider a 95% loan with LMI capitalized, this may be possible to achieve on property in the slightly lower price range. Cheers.

    Hi Jill & welcome to the forum,
    Yes your exit fees & costs etc can be deducted from the surplus funds by the new lender when you refinance, and the new lender will carry out the valuation.

    Regarding finance structure,
    I would suggest you keep your loans on the Two properties separate as this will help avoid cross colaterisation issues later on down the track.
    You can achieve this by using the surplus funds from the refinance to fund the deposit required on the new loan for the 2nd investment property.

    There are other issues to consider, such as Loan to Value Ratio, keeping in mind mortgage Insurance will apply on most lending over 80% LVR, I hope this helps.

    The ANZ fixed rates are ok, but their SVR currently at 8.75% is not competitive when compared to other lenders.

    100K deposit, 5% of 2 Million,
    It will be extremely difficult to get a 95% low doc lend anywhere, not to mention the LMI & closing costs. Good Luck.

    Unfortunately the answer is no,
    If the $45.000 is for personal use you can only claim the interest on the original investment loan of $450.000

    If the $45.000 is for investment purpose then you can claim the interest component on the full loan amount of $495.000

    You can arrange NZ finance from Australia,
    Myself and other Mortgage Brokers in Australia have access to these NZ products,
    The LVR will vary between 80% & 90% depending on lender & rates.

    Kerri, He does need a Low Doc Loan, Ivan is self-employed with no financials.

    Ivan, If you do not have the required financials then you are in need of Low Documentation Finance.

    Is this a Low Doc lend? If so it seems the post code is probably out side LMI policy,
    If you e-mail me the details, post code, type of finance etc I will see what I can do,
    The other option would be to purchase unencumbered from existing equity.
