It seems you have $30K in equity @ 80% LVR secured against your PPR,
This should be adequate to cover the deposit and closing costs on a $200K purchase.

The IP would secure the 2nd loan at approx. 89% LVR with LMI (approx $2.500) capitalised in to the loan, Cheers.
