I would have a look at Cairns. 1 bedroom units are going from $85,000-95,000. Rents are from $130-$160 p/w. Not meeting the 11 second rule but not far from it. At the higher end of the market, new units are being built every where, so in a few years time the market will be flooded but at the bottom end of the market where rents are more affordable, the market will continue to grow.
Last week it was stated on the local news that new figures released showed Carins will grow faster in the next 20 years compared with SE Queensland.Live in Cairns come from Hobart moving to Rockingham, WA for the 3rd time.[wacko]

I would be looking at Cairns.
1 bedroom units are around $85,000-$100,000 mark and renting from $130-$160 p/w. Not cash flow positive but not far from it.The other night on the local Cairns news it was reported that Cairns area will grow faster in the next 20 years than South East Qld.
Rents are on the way up due to the shortage of rentals but even when the new appartments that are being built come in to the rental market the rents needed to make a decent return will be to high and less people will be able to afford such high amounts.

I have recently read $10 Million Property Portfolio in just 10 years by Peter Spann.
In one of his chapters, he suggests you meet the town planner for the area in which you are looking to buy in. Ask him questions on up and coming developments etc. He even suggested taking him/her out to lunch to pick their brains and get to know them better.
He even accounts a time when he managed to get the plans for a house, he was rejuvenating, approved by the town planner by landscaping the council area in front of the property at his expense. Which of course, added to the appeal to the property.Regards,

I am currently living here in Cairns. I have just bought a 1 bed unit for $83,000 renting @ $150p/w. It doesn’t meet the 11 second rule but it’s not that far from it.
Another one I am looking at, at Edmonton (15mins south of Cairns) is for $79,000 and renting at $140p/w.
I think Carins is worth a look if you haven’t any problems in buying a unit under 50m2.

If you have any investment loans or a home morgage with a bank they may have a deal where they don’t charge you any account keeping fees. This is the case with the CBA. To my knowledge, the only charges you will receive will be when you use over the counter withdrawals or non CBA atm’s.

I come from Hobart, and plan to move back there in 2 years time. That’s why I am looking in Tassie. I thought it would be easier to manage my properties if there in the same state as I live.[smiling]
