    when i first stated reading books on investing i thought it was going to be so simple
    buy a house rent it out done!
    what a fool!
    from all that i have heard from those who have responded to the forum i almost feel like crawling back under the covers!
    why is it when ever you mention to others what your are thinking or planning they get that look on their face like ARE YOU NUTS
    why are people so afraid to fail
    you never know unless you try and if it doesnt work you learn from it and try a different approach
    now this is not to say that ron and i are going to leap in with our eyes closed and hope for the best thanks to you all we now have much more to consider
    thanx to everyone who replied your advice may have saved ron and i from leaping into muddy waters!!

    have you considered building two side by side (adjoining roof) your block would be large enough, you would probably need to charge less in rent but you would be getting double and the cost fo building should not be alot more

    i may be young and want every thing now but what is wrong with that?
    my hubby and i have worked damn hard for every thing we have, we werent helped out from our parents(cause they couldnt afford it).
    we want to be able to retire comfortably and the sooner we start the quicker we will be able to achieve our dreams.
    just because we havent passed 30 yet doesnt mean we are too young and niave. we wouldnt do anything we couldnt afford to as we have children and dont want them to suffer for our wants.

    we need two cars one for me to ferry the kids to and from kindy and school and the other for hubby to get to work
    i have a 97 vt calais and tha man has a 86 vl calais which believe it or not is worth more than mine
    but we will never again borrow money to buy cars
    inlaws just bought two brand new cars and they depreciated in value by 5% as soon as they drove them off the lot/
    pretty dumb if you ask me!!

    i live in south aus
    my loan value is 152k and the house value is 160k but we have about 8k left (we just consolidated to 144)
    my mortgage broker told me i would be better off concentrating on doing up this house and paying down the loan to increase the equity and buy then
    the house we are looking at needs a lot of work but is on a large block which can be sub div. as is our current home.
    any thoughts?

    how does this apply in a town(rural city) ?
    there would be no way any one here in murray bridge S.A. would pay so much for rent.
    we’d be lucky to rent a 140k house for $180 a week
