Derek,i tried link to find out about book,searched their books & library list,& couldnt find it. (but it is late…[sleepyanim] I’v requested they send me some info.Thanx for replies.My concern with re-val’s is that they were just done,so i figure there will be no difference,or worse,b/c of sliding market,that they would come in LESS than recently.
I’m not sure if they will still use recent val’s, or even if financing above 80% is a good idea or not,sounds a bit out of my comfort zone,but just checking for opinions.I’m also interested in how i would work out how much extra it would cost to have to use motgage insurance,if i did go over 80%? Is there a formula to work it out?I wish,David! Can u elaborate on what u r suggesting? B/c i cant see how i could do both. Not without re-val’s showing an increase in equity from 2 months ago[glum]! The $50k IS from loc, so how do u think i could use it to reduce loc AND purchase new i.p’s??? I’m certainly willing to listen[headphone]!

The reason i’m askn about the interest free carpet,is b/c i have a tenant who is getting cheap rent b/c there’s no flooring yet,but i feel terrible that it must be very cold for them.So,i;m just looking at my options for pay it now,when funds i have avail were to be used on s/thing else.
I figure if it’s paid off b4 interest kicks in, i’m on a winning idea![biggrin]About $50k.[confused2]

This is all very interesting to me,as i am new to loc usage,& am concerned about how to use it to my advantage.I am curious about the suggestion of buying a property first with loc,then adding value-would you get a bank valuation BEFORE you buy anyway?? Just in case,even after adding value, that the bank undervalues when you go to re-finance for more equity??[confused2]
well,i dont like the sounds of it.I wonder if the ATO targets certain accountants,& their clients, b/c they are i.p. “specialists”??
well,i dont know much about wrapping,but am “wrap-idly” learning![biggrin] thanx to this site.I think your letter is great,& shouldnt have too much edited,to take away the “essence”. Another way i see wrapping can be used as a win-win, which is what i;m planning,is to help out family members get a home.[inlove][thumbsupanim]

i guess i got it wrong[angry2] Thought i;d found another gift from the tax office…..& yes,i;m gearing up for that most hated time of the year! i have only just discovered the joys of deductions,(as u can tell by my posts!) even tho i have had an accnt for several years now,they never ONCE told me,or offered ANY advice on what i could claim[angry2],so now i want to make sure i claim every penny,without having to rely on (new) accnt! Would it be slanderous if i named the previous accnt firm,so that others never use them???
