hi all.Westan,u hit the nail on the head,it is a mallee town.Perhaps u can shed some light on where/when this project is expected? There may be other readers that will benefit from this knowledge too![cap]
As much as these answers have been great & helpful, the actual qu was about the PAINT.Not getting it painted!
The qu i have,is:If I purchased the paint, & painted it myself, & it was the FIRST time it had been painted (new house),what do i claim the paint as?
I know it is not a repair,as it is a new house!
So,is the PAINT deductable?? Capital?? What??[confused2]Aahh! A topic after my own heart…i have recently seriously considered chucking it all in as tooo much hard work.But,then i go to my 9 to 5’er,& see & listen to the crap they spin,& think :”I cannot work here forever…” then,i pray like anything that god will “show me a sign” & sure enough…he/she shows me a “for sale” sign. I laugh, & buy the next!
But seriously,it can be very depressing,tiresome & a bottomless pit for your time,money & energy.
Finding a balance is the key.So,today i rested, t’moro i go look at another house…is that balanced??[biggrin]Please dont think i’m being rude,but it’s sounds like you aren’t ready to see an acnt yet!
if your situation is such that your records aren’t in any order,missing stuff,etc, you may be in for a rude shock when the acnt’s bill comes in!
I would suggest you cancel the appoint,unless it’s a freebie,in which case you can just sort out with them what they need,then go sort it out!
Dont just dump it on them,as most charge like wounded bulls.I have just had 2 “rows” of rock laid,that just cover the area tyres will go (in some driveways there is only one path),rather than paying for all the extra rock to completly cover driveway.It’s easy-ish for driver to spread like this,they just put chains,& a barrel,to stop flow in the centre of the tray!This reduced my cost by a third.[thumbsupanim] It would also still allow grass/garden edging (for looks), & would stop large amounts of it being traipsed thru the house,as already suggested.
Bobcat driver suggested a good thick stoned base, for stability,& finer stuff on top for looks & easier to Good luck.Gee guys,didnt seem to be any suggestions about “creative” funding! Surely there are some ideas that could be passed on for everyone’s benefit?
Perhaps there are some ideas in the “creative” forum to help you raise some funds?
I am also a believer in biting off more than you can chew.(“& chew like mad” is a forumites motto that i love!),so dont be put off by people using scare tactics of “What if..” I say: Bloody go for it! You will find a way to fund it,if you really need to.
There have been 2 occasions i desperatly needed some funds,& as a person who DETESTS asking for “favours” from friends & family,started thinking creativly.
First up,i piled anything of significant value i had into my car & headed off to cash converters.They gave/give? a 2 or 3 mnth interest free loan.Sure,a piddly amount to the value of your goods,but you KNOW you will get your stuff back,or DONT DO IT!!
Another fund raiser was a personal loan.If you are not a credit risk,approval & funding are very quick.
Then there’s always grovelling for more o.t. at wk for “emergency reasons” (some bosses are compassionate)
Or offer a win-win deal to someone (not nec. related). Eg: 10% p/annum return on what ever they loan you.Which is nothing if it’s short term & gets you outta the poo!

[biggrin]i was “bluffed” (they would say i never asked) into insuring all properties with westpac,b/c (my understanding was) they were going to offer me a discount for multiple insurances.
So,i insured 3 houses with them,THEN was told the discount only applied if it was a house AND contents package on all 3!!
Now why the hell would i insure the contents of my tenants????
But,i’ve been too busy with other stuff to track a better offer.
So,beware,& ask what do you have to do to get a discount.[angry2]My.my,there are some switched on “useless info collection units” on line![biggrin] You’re right that i still cant convert,unless i want to spend a week trying!Think i;ll leave it to the surveryor!

just how far “east” are you talking?
I have one i.p. east,but there sure arent many apartments out that neck of the woods! Houses in great condition can be purchased for that amount further out than “the ‘burbs”.
mine has had phenomanal growth (I guess so has everyone’s!) in the last 3 yrs,so i’m happy.
So,depends on usual criteria…..where,when,why….is that anything like: “Location,location,location”?Well,i decided i couldnt afford those rates,so i decided to educate myself as much as possible (one reason for finding this fantastic forum!).This helps reduce the amount of time/ costs with accountant.
Also depends on what way you present work to them.I use a book keeper,who comes to my house (which is very convenient if i need some info,as it’s right there!)She only charges a fifth of what an accnt does,to get it to a stage where the rest MUST be dealt with by acnt.
As for accessing info,maybe calling the ATO first (& it’s free,except for the 1hr or so u are on hold…..) might help cut costs?
