i’m not clear if the lease u are wanting to renew is for a commercial property,as your following qu is??If so,i cant advise,but if its not,& its for a residential,then i believe u can use a standard lease avail at all major newsagents.
I am not about to recommend one,but let me make a comment & suggestion.I am still recovering from mistakes of an unprofessional accounting co.
The situation was that a book keeper took all my details,& me being none the wiser-then-did ALL the entries,& charged me for ACCOUNTING fees,etc.
The accountant also claimed she was experienced with I.P’s.I have since found out she had NO exp. with them.
She made several mistakes that cost me alot of unclaimed costs,now being rectified by amending my returns,of which i have to pay another ACCOUNTANT to fix.
So,my suggestion is firstly to throw a curly one at anyone you are considering hiring,(& make sure you know the answer!)to make sure they are indeed experienced.Also,go with your gut feeling.If you dont “click” with them,will you trust them with your life? (savings) Just a thought.just another qu: How do i find out operators contact details of a Trust fund??
Sometimes the generosity of everyone offering their time & info (for free[biggrin]) on this site gives me the warm fuzzies.I’d like to say yet another big thanks for your advice/s!

I should clarify that i mean it will only become my only PPOR after i move in.It would not ever have been so before then.[blink]
oh yeh,i happen to have one of those tradie dad’s,that takes pride in his work.He cleans up after himself,too.& doesnt charge like a wounded bull.
He’s a sparky if anyone needs any work done,let me know.i could tell u plenty of ripper “bad tradie” stories,but will share a coupla the best.. (or is that “worst”[blink])..
Plumber comes to fit new loo.I go make him a cuppa..next i hear that dreaded sound of flooding water & a panicing tradie…while my loo,hall, & bathroom are flooding,i ask him “didnt u turn off the mains?” His reply? “No,didnt think i’d need to”!!!!!![angry2] It gets worse…being an old house,there was NO MAINS! So,while my house floated downstream,he was madly digging up the nature strip to cut the water pipe.
What did i learn from this?
A)Be willing to wait for a GOOD tradie.
B)Always check they are licenced & insured (luckily he was)
C)As already mentioned,hang around if u can & quietly learn.It may save u time,money,etc in the future.
Another one was the plumber that sent me a bill for3hrs roof work.What he didnt know was that just b/c my car wasnt there,didnt mean i wasnt!He was up there for a grand total of 45mins!When i rang him & told him he should be ashamed of himself & that i’ll certainly spread the word around town about his rip-off tactics,he cancelled the bill & apologised for his “miscalculating the time”.[angry2]Funny that the local plumbing shop owner told me he knew the same guy had been caught asleep in his car,& charged someone for that time too!
Lesson here? Also as already mentioned,be on site when any workers (not just tradies) are going to be present.

A)Dont smoke in bed…
B)Bite off more than u can chew.
C)NEVER<EVER take advice,or be swayed by negative people.
D)If possible,find a mentor.(If not,chat on this forum!& have many!)
E)Read,read,read…until ya eyeballs bleed!
F)Ask as many qu’s as u can,to anybody,then double check it with someone who knows!This method saves alot of time & money asking the knowledgable (& expensive) pro first up.

thanx for confirming my fears…..Someone i know said i’d be in for a big pooh-fight,one that he tried to follow the legal way once,& he had such trauma-fist fights,abuse,solicitors,costs,etc,that he said if he’d have known what was involved the legal way before hand,he would have just pulled the fence down,wacked up a new one,then let the neighbour try & sort it out!Food 4 thought…
i dont think the ato would agree that those items would be for cleaning or repairs on a new house! so,i’m still none the wiser.But than anyway.

Oh yeh,it was very funny that as i was reading your quote “why walk when u can fly” our resident plover started going off-tap…was that a sign??i would love to know where u could get a 5 by 10 fully self-contained transportable for $20k?????
Also,bear in mind,council may deem a transp’l as “not suitable” for permanent accom,so u may then have to get some extra plans,computations & adjustments done to the unit to turn it into a “suitable” perm. site.But truly,do u know where to get them at $20k?i too,eagerly await answers to these qu’s…..[confused2]
I might have the term incorrect then,but i thought when someone tries to claim land they have been using/ tending to,for over 15yrs,it can be claimed as theirs?But i am wondering what the legalities are to do so?[confused2]
i was able to find the contact details of a property owner thru another local authority,the c.f.a. So,with a valid enough reason (other than to buy their land) there may be another way to find the owner,thru another contact.
