    [angry2] Which bank “LOST” ALL of my loan application details once, & never called me to tell me! I stupidly waited, & waited, & waited for an answer to whether I was to receive my loan (being my 1st ever,I was particulary nervy).After week 3,& the loans Manager refusing to return my calls, & my relationship with agent stretched to the limit, I went into the bank & demanded to see manager.I could see him in his office,but was told he “wasnt in today,I’m sorry”.
    Unfortunatly for him I dont like being treated like a doormat,so I just walked into his office. Couldve heard a pin drop.Suddenly “he was going to call me today….we are sorry to say we have misplaced all of your documentation…” (which as you all know includes very personal info…tax file no’s,bank account details….)They suddenly worked on the application very quickly,& funny enough had an answer to me by the next day! (“yes,of course….”)Sure makes you wonder how long,if at all,it would have taken them to contact me had I have left it to them.
    Needless to say,which bank lost my business.

    Another option you may want to consider then,if you are desperate to get the place rented,is to advertise it as a “share rental” & rent out per room?? As you may find you could get the same rent as renting the whole place out. Just a thought…trying to think laterally.Good luck.

    Oh,bummer, Dr. X! I was ready to make you an offer (perhaps a wrap option…) for your kids! My snake hasnt eaten in weeks & I thought they would fill him up!
    Now,I hope you all know I am only joking!
    Also,I have never given myself a nice enough vehicle that it was worth trading for a house! I was told at a fairly young age that a car is a liablity, & a house is an asset,so I’ve just sunk my cash into houses & still drive an old car (that I love by the way) I’d like to think soon that i could pay cash 4 a nice car,but in truth the money will probably go into another house! A flash vehicle just isnt a priority 2 me (but it would be nice,so i’m not knocking it!)

    I dont know about others,but I’d sure as hell take the money & relax! I’m not bustin’ a gut now for no reason! My ultimate goal is to retire as soon as possible (well,from the slavery of the traditional work force). I kinda like the idea of waving goodbye to everyone else as they head off into the peak hour traffic…while i can choose to go back to bed or not!
    My qu:
    Is it true that the money we make is all relative to still having nothing,after all our expenses??

    I have actually had a few positive replies via personal message,one of which I hope to set up a wrap with,so there are willing “wrappers” out there,in case anyone sees this “lack of response” & is disheartened if they were thinking of doing the same.And yes,there are all sorts of reasons people would find wraps a great idea.

    hi,thanks for links.As for whether it is for a PPOR or I.P.,that wasnt what I was asking! I was only asking how to calculate compounding interest! Also, “it’s hardly worth it” (if its similar interest to bank)- well,I know who I would rather get it…family,or the bank….hmmm…doesnt take Einstein to work that one out! SO YES! IT IS WORTH IT!

    It’s actually for what ever I want.But must be avail to be paid back in full,with compounded interestThat’s why i need to know the formula 4 working out compounded interest.Why do u ask?

    Not sure if this is relevant or not,but last house i sold had a clause in the contract with a few questions in it asking that i disclose any info about works done on the place,was it insured,was work done by qualified builder,etc.It then stated if i falsely answered,I could be in trouble.(ie;new buyer could take legal action.)
    So,you can either risk it & lie,& hope like hell nothing ever comes of it.Or tell the truth & expect that potential buyers will be wary of why you wont insure it.They will then probably expect it cheaper as a result.Good luck.

    OOps! I was trying to highlight & send line 2 only,of your post: “We sucked 3 of them in a short period of time….” ,sorry-but that tickled my funny bone! i wonder if that’s why they havent hung around?

    can someone tell me,pls:
    How can one NOT be up for CGT,if it has been rented out during the period it was claimed as one’s ppor? Surely claiming it as a rental during this period renders it as an IP,& therefore would be subject to CGT? I have heard conflicting opinions from 2 accountants on this.Pls help!

    can anyone recommend any courses,programs or training that teaches hands-on basic skills of renovating? Also any contact details of places that provide these would be greatly appreciated.

    i am not sure if it is a common thing or not,but i have heard of 2 friends that had pets giving a “pet bond” to ease the agent/owners minds.
