    Thanks Jo,

Sorry I should have been more specific… I was thinking of houses in larger regional towns. Places like Donald and Watchem which are out in the middle of nowhere and (so I have been told) decreasing in population don’t seem to me to be a good investment. Also I believe there was talk and a lot of hoo ha going on about considering the area around Mildura (could that be near Sea Lake??) for the waste dump. The places like this I have seen, seem to all have their faults or am I just listening to the wrong people?

Also thanks Steve, at least now I am hopeful that I can approach a mortgage broker without feeling foolishly naive!

    Cheers

    Thanks everyone [smiling]

The reason why I am asking is that we’ve bought a house in Victoria but being that my husband is Canadian, he was wondering how difficult it would be to purchase a rental property near his family.

I will definately have to look into our options later on down the track (ie. IP’s in Aust, NZ or Canada) but this has given me food for thought.

    Hi,

Try this site for some great tips and definitions:

Also read a few investment books and pay particular attention to the process Steve went through in his book – its very good advice! [^]

I just bought my first home in Melton South for $180k, 3 bedroom, split level with ducted heating. I was persuaded by all my workmates, most of whom live there. Its got a great V-line train service, Victoria University, shopping malls and pretty much everything you’d need. Its got a good country feel to it too (for the moment at least) [:)]

    Hi Richardo,

Just wondering if your meeting is open to all and any who are interested or invite only? I’d love to sit in and see what everyone has to say and what opportunities are out there for partnerships [:)]

    Thanks

    Dear Westan,
Thanks for your reply. It is a bit dissapointing to receive confirmation of lack of +Geared Properties in Vic. I wonder why that is? And, in answer to your question, firstly I agree that your St Arnaud purchase for 27k – rent 100pw is a good deal, I’d, be happy with something similar.

We are organising a meeting in Mel. (Dec. 6) to form a group of investors. At this meeting I will comment on some of the info you’ve just given me, and I’ll be curious to see what others have to say. I’m sure good things will come out of the meeting.

I can keep you posted with the results if you wish.

    Regards,

    Richardo.

    Thanks Cornel,

I don’t suppose you know of any spotters in Vic?? [;)] Its almost impossible to find any cash +ive places in this state which was why I was thinking of waiting… However if I buy interstate I can’t get the 1st homebuyers grant as it is an investment right?

    Hi Minxii [:D]

I bought my first place in September with the goal to make some quick cash. I used a spotter to find the place for me and got the unit way under market value. 3 Months later my property has gone up from 112k to around the 160k mark. I am living in the unit so I got the first home owners grant and I used that for legal and some of the renovations I am doing. The way I got started on all this was I went to a seminar about investing …there would have been about 40 people there and only about 5 of those people went through with the plan to set up for financial freedom. I think the longer you wait the harder it’s going to be to get into the current market place. My spotters took about 2 months to find this place and I would recommend maybe for the first couple of IP use a spotter, just till you get the hang of things. Well congrats on taking the first steps towards your financial freedom

    Cornel

    Thanks so much

    Hi,

I am buying a niche unit in Mitchell St, right in the main drag. Positively geared, 8% net, lessee assumes all operating costs including vacancy, insurance, rates, and body c. NAB guarantee for the first 5 yearts. There were 12 left last I heard. They have commenced construction and completion is scheduled for June next year.

I have the info sheets if anyones interested. I lived in the NT for 7 years and absolutely loved it. mmmm Barra fishing !

Well I think there is a LOT of growth to be realised in Darwin. For a start the Australasia Railway is completed which links Darwin to the rest of Oz, that is predicted to bring 30000 visitors a year to the NT. Theres the 600 Million Waterfront Upgrade right in Darwin which is commencing shortly. The Indo Gas pipeline work has started which means Darwin will be the hub for Asia. Tourism is one of the biggest industries in the NT and the Government has realised how important backpackers are and is injecting time and money to bring and retain there skills to Darwin. Darwin is very Multicultural as anyone who has been there will tell you that. There also building a University, a large Exhibition centre, Tourist Precinct, and theres a proposed Chinatown area.

I think Darwin is set for some descent growth !

    Cheers

    Hi Richardo,

I too am new to this and am looking for potential investment partners (my family and friends think I am mad to invest in the country). I’m also in Melbourne and if you are still interested I would like to discuss what you are looking for in a partner?

    Cheers!
