Since you have been bankrupt your probably looking around 10% as would still be considered a high risk borrower

selling the property to a trust maybe the way to go as richard has suggested

you would be better putting 40k towards another rental property properties and go rent somewhere cheaper IMHO

Look at rocky and emerald rather then a town that is soleley reliant on the mines,or research research and get into towns that have a mine going to happen in a few years.

Got Started, at 23 bought a few acres for 15k revalued at $30,000 6months later bought a house and went from there

Now we have severals investment properties etc

I would leverage into several properties buy under market/reno value get them revalued then buy some gold with the newly created equity
