    Hi,

    me again ! as i mentioned at the other thread, Paul is my buyer agent and I have bought 3 IP through him within 2 months.

    Currently still deal with him for next target.

    All i can say is he is good and excellent.

    Hi Melly,

    I bought 3 IP within 2 months from Paul Wilson who is my buyer agent. He is very focus and excellent in his job. I am target another IP in NSW soon. He specializes in every corner of Australia.
    I have spoken to 3 buyer agents and in the end I choose him to be my buyer agent.
     So far no regret  and is happy with his service.

        My Frankston property was bought through my buyer agent whom she deal with Network 1.

    To all who have investment in Frankson, here is the latest update. Congratulation, you have enjoyed the BIG capital gain !!

    Last week, I just bought a house less than 1KM from beach, in good school zone and near to CBD for $380K. The land size is only 520 sqm and 40 yrs 3 bedeooms old house.

    yes, this is my investment property and the expected rental is 350K per week. (quote from the property management.).

    Hi,

    May be Adelaide is the most affordable state especially for those who has experience in properties investment in WA and earn BIG capital gain. WA was like SA and now it very expensive to purchase like eastern state. Every investor would know the next target state to earn capital gain is SA.  Todate SA is undervalue……for  example Victor harbour  it is so  affordable, 200K can buy  property  and yet near the beach. I was looking at SA initially but decided to give it a miss and shifted  the attention to Vic instead and have since bought 3 IP.

    Boogs, are you also trying to get some cheap property (compare to WA) before the wave come in ie before the boom ??

    Sigh ! all of you start so early and already secured few of properties, well done !!!

    i start  late, around 40 yrs in Aust. properties and recently just bought the most expensive (in my investment capital) and negative geared property in Flankston South. Not sure i am doing the right thing, like everyone out there, i want to build up my retirement fund and have been influenced by Steven Mcknight and also success story from API. I am bitting the bullet for this property and hope to see some capital gain in short term period, ie 1 or 2 yrs time.

    looking forward to hear your valuable experience and feedback.

    Hi,

    I am not very experience but all my IP investment are land+house. I am a bit greedy here, the land size must be > 500 sqm, the bigger the bonus. so far my investment has good captial gain, it all due to land increase in price over time.

    Last year, we decided to build our investment portfolio ie to include apartment. We put a deposit for booking a unit at southbank in Mel. On that night, i went to internet to search for properties for sale at the same area, it turn out that with the same amount, i can get 1 room extra. I decided not to proceed the purchase and lost my deposit. I am glad that i did that otherwise i would have lost more money …there is corporate/maintenance fee to pay …etc

    I think the capital gain for apartment is not that much compare to house with land. My friend who bought her IP apt 18 yrs ago and sold last year with captial gain of 100K. (this apt is with Sydney harbour view). as for house+land, it is quite easy to achieve capital gain of 100K.

    Hi loveinvesting,

    by the way, is your property at country side too ? Can we generally think there is much lesser or close to zero  termite infested house in the Metropolitan area ???

    once the properties are a few hrs drive from city, it is more prompt to termite ??

    thanks for your sharing, much appreciated.

    I was debating with myself shld I exist from the contract. But is encouranged by my buyer agent. My understanding is that it is very common to have termite infested properties especially in the country side.  not sure how truth is that  as I never live in Country side in Aust. We bought 2 houses, example, 1,3,5 is the house number. we bought  house number 1 and 5. my main concern is house number 3, though my 2 houses is cleaned up after the inspection and termite from house # 3 will come to infest  my houses again. Not sure, it is valid or sensible to think that this is the expectation due  the price of the property is cheap and old (weatherboard)and on top of that it is in the country side.

    This is my first time to encounter such termite infested houses. May be that whole stretch of houses along that street are infested with termite. sigh !

    Dear L.A Aussie and Millions,

    thank you very much indeed for your valauable sharing. my buyer agent have check with both pest and building inspectors and they have indicated that the maintenance matters are not major and he also has help to negotiate with vendor to perform the termite treatment. I leave very much to my buyer agent recommendation as I really very green and novice investor.

    I think i will continue to purchase this property and really hope that this will not cause me more money ……

    Thanks for your prompt reply. I have decided to give those properties a miss.

    You notice those properties are normally cheaper compare to other location.
