    the solicitor tells us that the stamp duty was paid despite the fact the transfer never went through. Of course i have no proof of this and wouldnt be surprised if the money is floating around in the solicitors trust account.

    Dont do it Duchess! Never consider it! I mean apart from the potential loss of assets……Do you really wanna pick up some blokes dirty socks? AND he will steal your remote control. You cant just serve up baked beans for dinner, you feel obliged to cook a ‘decent’ meal when there is a man about.

    nah . Much more romantic to live in separate houses.

    Thankyou all for your input.

    Your advice MarkyMark touched a chord. I do feel like I’m muddling about in the dark. Writing down my goal and options is a perfect idea.

    And Qlds007 (thats a hellova nick to live up to! lol ) My eldest kid is 13,youngest 6 so I have a ways to go till they are independant. I am not concerned about the future or relying on centrelink. I will sell the PPOR by then and should be able to set myself up with a lil cottage in the country. If I was sensible I’d sell up now and downgrade but the kids wont hear of it and frankly I’m not ready to leave either. I know it’s insane but my husb died here and it feels like Id be leaving him if I sold up.

    and thanks for the idea flash but if I refinance and buy more, Id have even more trouble servicing the loans.

    I have always been a believer in making the home kid friendly. This is especially important as they reach those teenage yrs. If teens have somewhere to hang out (with a pool of course) thats where they will be.

    If the home is not kid friendly, that is, allowing them space and activities away from adults, then they will go to someone else’s place.

    Now while you may well think this has certain advantages, I still think its better that the kids and their friends are at my home where i can see what they are doing and steal (I mean confiscate) their drugs.

    Sorry Jenny I can’t help. I can empathise. Similar kinds of things have happened when dealing with another major bank. I think that ‘on hold’ music they make you listen to for half an hour, is especially selected in the hope you will hang up. And why do they always ask ‘what was the name of the person you spoke to last time you contacted us?’ ….yeah right[rolleyesanim]

    It irks me that you cannot meet these people face to face. It is always faceless phoning. Nothing beats walking into a branch or business and refusing to budge till you get the service you desire.

    Thanks guys. yes i did assume that the interest rates were higher for investment properties.

    and thanks for the tip Roy. I think the mortgage hunter would be a great broker. He’s in the wrong state of course. How bout moving north to qld Simon.

    RP Data is great for researching an area but you will have to pay for it

    I usually exhaust all the free google searches first tho and if I am still interested I’ll pay for the RP DAta.

    hmm i might have to get a job as Real estate agent so i can access this stuff for free or as a tax deduction.

    Hey Jenny, I reckon you should take a photo of the place, add some palm trees and beach shots and then submit them with an ad to a melb newspaper. This is the perfect time of year to tempt some more mexican retirees.

    Only some practical male investor [wink]would think that cladding would increase the value of a house that much. Ok granted it looks better than fibro but…..

    Just bear in mind who picks the nest. It’s the female. And she is looking at those lovely curtains, the french doors, the newly renovated bathroom and STREET APPEAL. She wants to drive up and think ‘HOME”. She doesnt hear hubby moaning about the missing gutters or the fact that stumps need replacing.

    If you want to add value then think aesthetics. Pretty it up. Instead of cladding on the boring fibro box…put a verandah on it, some window boxes under the sills. Get rid of the bright green or orange ’70s kitchen!

    Im sure there are times when most of us wish we could just pick up the phone and call the landlord/property manager when a tap is dripping.

    Pete and jacky, You’re absolutely spot on! If i was to put the house on the market I would definetly bring it up to scratch. Amazing what we can learn to live with.

    My guy is divorced and doing the maintenaince thing for two kids. He finds it virtually impossible to get ahead financially so has no interest in property (which is my passion). He would rather fish.Frankly he is a financial liability.

    However he IS good at renovating and can fix anything.

    I guess sometimes you have to cut your losses and just accept the things your partner CAN offer. After all, I hate fishing.

    thankyou all for your time and advice.

    Thankyou wylie and Bofclark in particular for your reminders of what is important in life. Just for the record tho, a holiday in a unit with four boys is NO holiday for me!!!! The thought of getting on a plane and taking them to disney land is enough to make me shudder wiht fear.

    We all respond differently when tragedy strikes. I am conscious of being hte bread winner and making sure our future is secure. I believe I am acting as my husb would want.

    when it comes to property investing tho, that is my hobby as well as securing my future. I have 2 IPs and love perusing realestate.com for good buys. I never go to a new town without looking in at the agents windows. I am with you entirely Bofclark when you say you enjoy the challenge, the chase more than any particular end. oh yes I admit i do not want to starve in my old age. But no amount of wealth would stop me from enjoying my bargain hunts at garage sales or ebay or markets. must be my scottish heritage [wink]

    Well done JanMarie! It sounds like you have regained control. Goodluck for a speedy outcome.

    A granny flat would surely be inadequate for a man with kids visiting every weekend. AND lets face it, a couple of teens WOULD be the same expense as 2 extra adults.

    Just put this down as a learning experience. As a single woman myself, I probably would not consider having a man rent in my space. I am not easily intimidated but if there is conflict, I do not want someone who could easily overpower me physically.

    I think you should consider a senior lady. A reduced rent from someone reliable and sane is preferable to this kind of predicament.

    Or have you considered moving into the granny flat yourself and renting out the house? This would probably double your income and thus reduce your debt much faster.

    sometimes…..just SOMETIMES CBA amaze me with their swiftness and efficiency. It looks like YAHOOOOOOOOOOOOOOO, we are going to make it in time.

    CBA had hte release documents done in two days!!! Now i hate to be cynical but I have to wonder if the promised mud cake for morning tea produced maximum customer service. [thumbsupanim]

    No matter, I dont care, they have earned the mudcake cos i will sleep easily tonite.

    I am about to replace a front door to an IP. I thought about a deadlock and while you might think it cheap……..I dont.

    I don’t have one on my own front door so I see no need to provide one to my tennants. If I have nervous nellies living in one of properties, I see no problem with them installing their own deadlock. Nor do I have a problem with them putting hooks in the wall to hang their pics. As long as they are looking after the place they should make it as homey as they like.

    Perhaps I am not cut out to be a landlord but frankly I cannot understand people who hassle the PM over changing a light bulb or a washer.

    Thanks Greg for the feedback. I like your comments on the duplexes thread.

    These duplexes are not strata titled and because of the design they cannot be.
    My father lives in his own home and is able to keep half his investment and receive that much rent.

    I shall simply have to think of ways to get a better return from this investment.
