I think it may be worth rendering whole house. Rendering the front only looks a bit cheap. Just my opinion.

Thanks for input Kiwi. I have the same problem with blu-tac on my current house and previous house. Maybe it's the double brick opposed to brick veneer? I've found if you pull blu-tac downwards rather than pulling straight off, most of the time it works. In all three instances the paint has peeled off to the plaster.

I've heard Karlbarri is one of the most beautiful places in Aus. it would be nice to spend 3 months travelling around there – camping, fishing, family bonding, relaxing. I would contribute money towards organisations that are researching diseases, cancer, and caring for sick children. I would contribute also to Wildlife Warriors so that they can continue purchasing uncleared land, etc. Linda
Butter yellow works well for brightening up dark halls also.
Hi Elka, Try googling it. There's a nice example of painted wainscoting on ebay. Also I'm not sure if this would work or if if the product is still available but it may be worth looking into it. We sanded and polished our jarrah floorbourds with a waterbased polish rather than oil. The colour turned out a lovely rich red and is a lot lighter than other jarrah floorboards I've seen with the oil based polish. If you painted the rest in a white colour it may help to brighten the hall up. Regards, Linda
It's a lot easier to do in a rising market. Helps if rents are rising. Hardly worth effort if there is heaps of land available in chosen area. If you purchase in an unpopular area you may have to wait for a boom to make an money on it. Consider tax paid on profits.
Thanks for reply Xenia. I could have put a lot more detail in property condition report. I have detailed one bedroom had paint missing but I failed to mention that other rooms walls weren't damaged. They have an autistic child who can be disruptive. Thanks, Linda

No devo76. If you want more info have a look at the link. There's probably about 6 pages about the form. 06/07 cutoff would be 15th May 07. 07/08 cutoff would be 15th May 08. Hi Brad, the zoning hasn't changed yet, the Town Planner at the local council suggested 12 – 16 townhouses. I'm being conservative until the zoning changes. Linda
I do remember something like that. Maybe 1st July but not positive, try a google search. I've noticed heaps of properties around Kiara, Eden Hill, Ashfield, Padbury have sold in past month. Some have been on the market for months, others only a few days.

You can do either. Considering it's nearly the end of financial year I'd leave it. If your payrise doesn't coincide with start of new financial year you will be given a bit more tax back for this financial year also.
