    I have my eye on a few areas that look like good value/potential.   Waterford, Sunnybank Hills, Deception Bay, Oxenford.  I'm not sure which way to go yet but I'm taking a look next week.    Linda

    Hi Andrew,
    I know Tamawood's designs really well.  Most of the designs are rectangles with a triangle out the front.  The floorplans are tactless.  There is no "wow" factor.  The overall building may look like good value for money  but they really skimp on design.  I wouldn't touch them as your resale value will be greatly affected.  I think it would be worth looking at others builders and pay a bit more for a practical floorplan and cute house.  I think a well designed 3 bedder will outdo an ugly 4 bedder.  Linda

    Someone was congratulating you for stirring us forumites up.   Your first few posts to me offended me but now I see the funny side of it and i have to agree you do crack me up sometimes too.  Each to their own.   I think we're the same age so it's interesting to see we have totally different views on most things but sometimes I find your comments very grounding and useful.  (Definately not the comments about having the one boarded up house though) Cheers.

    Half a million for a house on ave size block on the outskirts of Perth –  I'm sure this will only be the beginning of a price correction.

    You've done well and unless your hurting bad financially be happy about it and don't sell.    Everyones circumstances are different.  Don't put yourself in a box, be open-minded and read plenty of other books also.

    Hi all, it took me a year to find a reasonably priced and professional carpenter to carry out repairs.  I've found a carpenter preferring to carry out small jobs, hang doors, kitchen renovations NOR.  Good workmanship, he has just started own business so if you would like his details PM me and I'll pass them on, cheers, Linda

    Hi Amanda, that will be great.  I'll send you an email mid August.  I've only read a couple of chapters so far.  I skipped to the "Deal Time" chapter and got very excited and motivated.   All of my spare time lately has been used for researching properties all over Aus (Bris, Gold Coast, Melb, NSW, and parts of WA) for my next property purchase.  I'm planning on reading the rest during my 5 hour flight..   Regards, Linda

    I forgot about the Ekka, I'm heading to Bris from Perth for the last 2 weeks of August.  If you mention Ekka or Exhibition in Perth they say, "What are you talking about?"  In Perth it is called, "The Royal Show".  My sister tells me Bris is having the coldest temperatures in years – Last time I visited Bris it was having hotest summers.  Global warming and cooling!!!  I'm trying to save the trees!!!  And I gave to agree Ipswich is known as having extreme temperatures.  I miss Brissy and will be spending a few days in Byron Bay.   (I'll pack some warm jackets).  Maybe we can catch up Amanda, Linda

    Hi, I'm converted.  In future I'll be purchasing close to positive cashflow property rather than heavily neg. geared (high growth/land content) properties.  Linda

    Hmmmm. Entry and exit costs are very expensive – why not stick your head in the sand, it's got to be better than working your a off renovating…..

    Hi Crashy, I had similar experiences in Bris 8.5 yrs ago.  I achieved best result by signing with agent for 4 weeks.  That will get them working.  Be careful with your contract though in regards to advertising, and only pay for the service you receive.   Linda

    If you want another perspective – If I have 2 people regulary living in my propery I expect wear and tear to be less and would charge them less.   If they have an extra person there I would expect them to pay their way, and I would expect extra money.  I don't think that is unreasonable.  And it would P me off that they didn't tell me first also, considering in the lease it states propery is not to be occupied by x amount of people.

    Very true.  Whenever my hubby comes home with one of these above stories or injuries I start looking at more real estate so he can retire earlier!  Make sure you have adequate injury and life insurance also.  Linda

    Weren't brake pads in cars made out of asbestos up until recently?  My husband was exposed to asbestos during renovations in Brisbane and Fortitude Valley Unit renovations 12 years ago and it's something that worried me previously but now I think there is no point worrying as it may never affect him.  I hope it all goes well for you Jase and Flic, Crashy and fatcat.  Linda

    attrill – if you search history you'll find other recent recommendations.  
    – I don't mean to takover your thread but its probably pointless starting a new one.  I know other forumites have previously recommended above accountant.  I would like to ask why you would recommend him?  I changed accountants last year and my current accountant is better than my previous accountant but I'm thinking she may be a bit average also.  She charges me $350/hr and scribbles down figures during our appointment and then has a post-graduate type it up at a lesser fee per hour.  I don't know how she can properly advise us if she's not looking at the final figures.  She doesn't make any suggestions or ask many questions and I'm sure she doesn't even know what our financial position actually is.  Is this the norm?  Is it up to me to be asking the right questions?  Linda
