I've seen it at a daycare centre. At first I thought it was realiy lush grass. I think it's pretty good and if my husband had of let me have it at our house I would have used it for my backyard. Linda
Yer, that's definately faster to use the search, but still other topics I've replied to are difficult to find again.
It looks like my idea was definately not good.It won't but it may save people from having to search through 5 pages of active topics for threads which are having heaps of replies opposed to a thread that isn't receiving any reply after a week. A good example may be that some Perth property investors were meeting last night but I got so fed up with searching through the pages to find it again that I didn't bother. If the post moved to the first page I'm sure a lot more investors would have been able to get together but post was getting pushed so far back that I think other people wouldn't have bothered either. I mainly check the first 2 pages than don't bother. How about anyone else?
It's a very bad reality tv show. There's about 20 people locked up in a house on the Gold Coast for about 3 months with no outside contact. Viewers vote people off and the last person wins about a million dollars. You could probably google it. I suppose the producers would get sued if they did it in America. Linda
Thanks for all your replies. I wish I asked this question 8 weeks ago! I hope you guys get something out of this also. This is the situation. 2 months ago I was considering purchasing a 2 bed townhouse, 12 years old in Waterford West with 90sqm yard for $165,000; or 3 bed townhouse in Waterford, 7 years old for $185,000 with much smaller yard but deck overlooking river. Waterford West is closer to Brisbane and more built up area then Waterford. They both had a similar ROI. I decided to choose Waterford as it has more rivers and further away from some undesirable Brisbane suburbs. In the past 2 months it looks like the 2bed unit in Waterford West has risen in value by about $25,000 and unit in Waterford has risen about $10,000.
Some important lessons – scarcity factor, affordabiltiy factor (2 bed units selling for same as 3 bed units), and probably private land size also. Always googleearth areas if your in a different state before purchasing (i did have my parents check out unit for me though and they said views were beautiful and also can never be built out)
I've almost made my 6% growth already which will cover my purchasing costs of $10,000 – hopefully there will be a flow on effect from the growth in Waterford West in the coming months.
I'll have my depreciation schedule next week which will give my more accuracy as to what the property is actually costing me. I'll post my spreadsheet also which is similar to what has been posted already and update how the prices are going.

I should probably mention too, my health hasn't been very good lately so I've really appreciated having a few extra sets of brains!!!LindaI'm not sure which state you're in but it's all supply and demand. If govt supplies too much or too little it makes an impact. In Perth I know there is quite a few plans to make more affordable land/housing in the outskirts. If your concerned about values invest as close to the city as possible where land is in short supply. One of the upsides is less desirable peoople will move from inner city areas to outer suburbs. I can see the points you have all made and it has raised a couple of questions.1) Do you have to have a depreciation schedule done once, or every year?
2) I've estimated my loss to be $77/week on the townhouse. Total comes to a loss of $4000/yr; ave growth 6% compounding approx $11000 first year. I'm 33. Would you take growth into consideration if you could comfortably afford the loss?
I'm expecting rents to continue rising approx $10-$20/year as there is strong demand in the complex. I'm expecting low growth around 6% for the next 10 years as there is plent of land. Theres not much land available at the gold coast though so I'm hoping for a flow on effect from Beenleigh and Beaudesert. Thanks heaps, Linda

Thanks for your comments. It looks like I'm on right track. I discovered it's really difficult to change your investing mindset from neg to pos gearing. There are brand new duplexes around that are 151sqm building, 3×2. Land 266sqm. Rental Appraisal $290-320. Price $290,000. Would that sort of investment be a better one? Houses are upwards $350k 4×2 600sqm land unsure of rent. I would assume rates would be about $2000.
I may have to resort to watching Big Brother.
Active topics is desperately needed. If volume was a problem before, would it be possible to set up different websites for different topics eg. propertyinvestinghelpneeded.com; propertyinvestingfinance.com; and bring back the old format??? Turtle, I think every profession in Perth is earning heaps more than Brisbane (no offence to anyone but it's a fact that wages are higher). I made the move 8 years ago. I gues that's why property boomed so much. Just about every second person I know is working for mining companies and earning big $$$$. I've met a few guys in early 20's earning around $100k/yr. I'm so jealous! Gees i could improve my portfolio big time if I was earning that sort of money. If only I was ten years younger so I could work in the mines! Linda
There's still some hope for Perth! There's another wave happening in Bassendean. Properties are selling within a few days in some cases. There is virtually nothing to rent as well. A couple of my friends have actually purchased new houses to live in while they demolish there existing houses and build as there are not enough rentals and they love living in the area. Linda
