    My friends PPOR has termites.  An addition on the house was a major factor which cost her about $10,000 to get rid of untreated pine used for extension.  The slab was actually below ground level also, which she left.  Her relative provided free labour also.  Causes her major stress.  She's spent heaps on pest control but can't eradicate them.  Whenever she goes away on holidays they infest house more.  I'd be talking to the pest and building inspector and ask their opinion before going ahead.

    They want to invest, but don't have any actual cash to use as a deposit.

    So they have to use some equity if they have it, and when you do the numbers on a 100% finance like you worked out then it is very hard to find an investment that will be pos cashflowedLA Aussie

    Why is this so bad?

    P.S.  how do you do that cut and paste thing to use other peoples previous quotes

    Why don't you do a poll to see if anyone would live in a house under these circumstances.  Also, what is the vacancy rate for this suburb?  Would you consider renting it for less and be prepared for a possible longer vacancy.

    Our next door neighbour died in his unit and was there a week before police broke in and took out his body.  Purchaser had to gut the whole house.  Renovated for a few months then rented it cashflow positive.  It went well for her.  Have heard the smell of dead bodies gets into metal, carpet, etc and hard to get rid of.  Are you in for a reno??

    I received depreciation schedule today.  My first yrs depreciation is $16,000.  I conservatively estimated $3000.  My weekly loss is $22 or $1158 per year.  105% financed. On speaking to the agent this morning he said the other units for sale in complex all sold like hotcakes after my offer in February and heaps of activity.  Hopefully there is more growth to come.  My unit is settling today.  Happy investing everyone!!!

    Research, google, googleearth, maps make buying unseen a lot easier.  Speak to plenty of real estate agents and property managers and ask them heaps of questions – some may be honest, some aren't.  The more research you do the better decision you'll make.  Linda

    Thanks DD.  I'll give them a call.  I've been trying to get it fixed for about a year now but so far no-one interested in doing small jobs.

    Brilliant, very inspiring.  Thanks for sharing Martin.  I was involved in a fairly minor motor vehicle accident 18 months ago.  As a result I've had constant pain and haven't slept well during this period.  My life has not been easy during this period as your brain suffers heaps if your not sleeping although I am remaining positive and I'm sure I'll improve.  On the positive side, I have really been inspired by some of the people I've come across during my rehab.  There is one boy in particular who is about twenty.  He can't walk or speak.  His parents regularly take him in his wheelchair to do gym, float him in the water, and sit with him in the spa.  It looks like he is slightly becoming more mobile, now able to to take a couple of steps unaided.  You can see the young boy is really trying to do things on his own.  This experience of watching this family has really inspired me and minimises my problems.  Take care, stay happy, look after your health.  Linda

    I researched Frankston over the internet a bit 6 months ago and it looks like it has heaps more growth potential to me.  Any projects similar to this in WA sent prices skyrocketing and the growth is continuing.

    Hi Pendo, are you looking for specifically waterfront or will 360 views a few streets back be Ok .  I know of one that may have potential.  Price is around $1mill.What is your price bracket?  I've found some blocks around $300k also.

    yay I've worked it out finally.  By clicking "active topics" than "all forums"  it brings up the most recent replies and also by topic.

    Hi guys,

    By clicking the Active Topics "More Topics" link it will show all topics sorted by the last post date. If you want to sort by topic creation date, simply click the row heading "Created" twice. I'm not sure which is the preferred option, or if we should just make a seperate page for both sort methods.

    Maybe we should take a vote?
