Hi Jase, I was wondering if you could please include with your breakdown of costs an estimate of how much the property would have increased in that time without a reno also. Thanks.

I don't know about fellow property investors, but I am sick to my stomach the extortionist fees charged by plumbers & electricians : $250 to change a light socket, $300 to change a cistern. Fair dinkum, do these people think they are brain surgeons or something. Together with SOME kickback receiving property managers doesn't help.…[Read more]
Years ago when I introduced my friend who was a lawyer, to my hubby who is a plumber she commented to me that even though my hubby was just a plumber she liked him and she could have an intelligent conversation with him. I find this hillarious! He is just a person who finished school, decided uni wasn't for him, wanted a secure high paying j…[Read more]
My understanding is that you would have to pay stamp duty and CGT on the property you have already if you transferred i into a trust. I have heard that with a good accountant they can make it minimal but I haven't actually gone through the experience.
Hi Glenn, this is off topic but I was wondering how your experience has been with self storage sheds. Is there little hassles with this type of investment? Is there a huge demand? What size would you recommend? How do you go about insurance/insuring other peoples goods? Is there a book you can recommend so I can find out more info. Thanks in advance.
I think all this whinging about tradies is pretty pointless. Couldn't we all just bag every profession! I saw a solicitor that was charging me $350/hour. After my first appointment with him I received a letter that was a summary about what we had discussed. There were heaps of mistakes in the letter and it also didn't even make sense. I was…[Read more]
Mystery and other investors – do you expect Bris to continue at this rate or do you think affordability issues will affect Brisbane's growth? Quite a few people I've spoken to in Bris lately with well paid jobs and 1 – 2 properties want to invest in property but can't afford it. Is this a common scenario? Linda
So what have you been buying;houses?, units?, subdivs? – neg geared, pos geared? What has happened to those investments in 12 months and what was your plan when you bought them?If they are neg geared, has the cap growth kept pace or outpaced the shortfall?Cheers, Marc.erardent@hotmail.com How have your investments been performing Marc? It's interesting to hear people's perceptions. My husband's an industrial plumber and we gladly pay a plumber or electrician for their work on our rentals and consider it good value.
One of the properties I purchased stated 'as is'. The terms were that if stove, light switches, etc weren't working they wouldn't have to fix them upon settlement. It was a deceased estate being sold by public trustees and I was still able to state that I wouldn't continue with purchase if I wasn't satisfied with the building and termite i…[Read more]
