I think there is room for growth in some areas still. Some price brackets as well.
There is also the option to change you investment strategy to suit different economic climates. Renos are a good option if thats your thing, wraps and flips take a bit more work/networking but can be done. And the good old buy and hold for the long term (10+ years) if the price is fair and not over valued.

I would ask you friend where he found out about the auction.
If you were to purchase any property at below market value, there would be an oppourtunity to make a quick turnaround and profit.
With renos, there is the possibility to make good $$ if you can do a lot of the work for yourself and buy cheep as well.
If the property was bought for fair market value, then it may be a while before your capital gain will result.J
Regardless of the market,
If a good deal presents itself, it is worth consideration.
Remember that you should make your money when you buy not whne you sell.J

Just checked some fliers from 21st Century , and they are pretty ambigous about what you actually get, I assumed they did a wrap product.Have you by any chance been to Ravenswood?
It is similar to the Clarendon Vale of the south. Ex housing commission, rough neighbourhood. Can find some good tennants there.
IMO I would either build a very stock house, 3/1, or maybe a couple of small basic villa units.
Check the rents going on similar places, which should give you an idea as to how much you can spend.
Banks, I think, will require a larger deposit, or smaller LVR for building.J

There is still a 8+ months wait on ‘good’ builders down here, but that should mean you wont rush into any thing.

Is it too simple to think that wrapping is like buying stock , ie lounge suite, on a store card at 24% interest?
