    Thank you so much because you post this information. Depends on budget where you might look, Zillmere doesn't excite me longer term the way it's developing but with development to sell it's mostly about the numbers and not the location. I know there is  alot in Moorooka, but my thoughts were that they were selling though, perhaps returns are not as high as they might be due to the discounting of stock. Greenslopes sounds good.  I am really glad that your sharing it with me and other people visiting your website.

    Not sure on the insurance side of the house but the lender if you are using one may. You may not be able to access the funds as they will only provided funds for a builder most of the time. For a big build anyway, I think there may be flexibility if funds are for a small Reno. I wouldn't recommend this as there are far more complications, and most of the time if the builder is doing multiple jobs at once, he would probably get kitchen fittings and bathroom for a lot cheaper then you will.

    It depends how long you want to keep this property. I am not making any predictions don't get me wrong here. I would do your research into the construction workforce and the long term workforce of the projects that are / being planned to happen. Thanks for sharing..

    I think you will find that in a housing crash, rental returns are much higher just because the house price is so much lower. The nominal rent however doesn't change much. Good point. Furthermore, Matt should write a book with all the predictions in the first post and get it published. It'd be a bestseller when these predictions start to play out. Thanks for sharing…

    I firmly believe that interest rates will continue to rise over the next few years, and I also believe that even at current levels they are causing considerable hardship. Any rise in IRs lowers the affordability and borrowing capacity – this in itself is enough to cap prices at best, and likely cause further declines in prices in already depressed areas. Unfortunately reigning in the growth states thru higher interest rates will punish the slower states but it may be a reality the way things are going. Interesting times, as they all are. It's different this time, just as every new day is. Thanks for sharing..

    It has been put on the market by an estate agent for auction. So I would like to get an objective opinion from a source with no interest in the deal. This one is really a knowledge sharing for the builders. I am still waiting here. Thanks for giving this concept related information. Thank you so much…

    The best deals for you are always in your own backyard. Most of the money lost in first-time real estate deals is lost in somebody else’s backyard. You know your town, your area, what’s going on there, and the good streets from the bad. You’re far less apt to lose money when you know your way around. Property especially when you are just a beginner though you can approach a friend or a colleague to get advice

    Just find a private landlord. I have never come across a private landlord who did a credit check. They will want a reference from your previous landlord or several personal references if you have just moved back to the country. Other than finding a private landlord and explaining the situation and offering perhaps to pay a couple of months rent up front, I think you are going to find it difficult.

    When it comes to buying a real estate investment property, the first deal is the hardest. I know this from personal experience. I kept talking about buying a rental property for several years until my husband finally took the initiative, found a property, and made me buy it. From a hotel room in Texas, where I was staying on business, I nervously signed a contract and committed myself to buying a “bread and butter” house in Florida. Thanks to rising real estate values, the house has appreciated substantially…leaving me to wish I had bought ten more!

It's different this time, just as every new day is. When any boom is in progress, there's always the "I can't see any end to it" mentality. Step back and think about it. It has to end – there's nothing surer. Nothing grows at extraordinary rates forever. You know, whether it be property or shares sometimes there are just no more buyers left to keep pushing prices higher. Then the music stops.

    Nice information. Potential buyers bought into all sorts of rent vs. buy myths to justify buying houses that they could not afford during the boom. Now that the U.S. housing market is in shambles, people are starting to realize that renting may not be a dirty word after all. Contrary to popular belief, buyers do not get back the mortgage interest they paid throughout the year at tax time. I think that the recent preoccupation with sub 30s to buy a house is due to the bubble and ear bashing of PI parents. In the end I chose to buy a place, I think it was actually even for me from a financial point of view, but there were other reasons which made me want to buy a place. Thanks for sharing..

    Great job. Few buyers came into sight this Easter – but the market is not equally depressed in all regions. Asking prices are up everywhere except the West Midlands and East Anglia, according to Rightmove.. I have contacted a number of my friends within the industry and they are experiencing the same thing. Some are saying the activity is worse then the GFC. I also believe the GFC is hurting us more know than during the GFC it also fear mungers as people are more cautious now. Thanks you for sharing this information.

    Just found your real estate site, I have been doing lots of research, Buyers agents are independent of the vendor (and vendor’s selling agent), and are devoted to ensuring you receive the best outcomes as the buyer. Purchasing a property is a stressful experience though by using a Melbourne Buyers Agent you will be able to save time, stress and have an expert property negotiator at your service.

    All building projects require the services of a building designer, typically a licensed architect or structural engineer. Whether you choose an architect or building designer, remember, qualifications are no guarantee of quality. Always ask to see previous examples of their work.
