    Thanks for the information on body corporate and stamp duty. These are things that quite often get overlooked during the sales pitch.

    Andrew, thanks for the welcome, but I am not a “Brisbanite”, I hail from the Central Coast of NSW. I am simply looking for where my small starter fund will get me the most “bang for the buck”.

    I am currently looking around on the coast for properties to either renovate or +ve gear, but due to massive capital growth rates in the area, this is going to take some time.

    Minor thing, but how about having the hosting server run to Australian time when registering posts, not US? I’m pretty sure that I’m asleep at 4am…..

    Okay. This is a positive geared property. $50K loan runs to approx $355 p/m, so that puts you about $130 p/m ahead.

    Questions:

    a) Why would someone want to pay that sort of rent rather than buy?
    b) What is the employment like in the area (regional Victoria doesn’t exactly abound with job opportunities)
    c) What is the anticipated capital growth of the area or is the property being bought purely for cash flow?

    These would be my starters.
