    mjbluue I understand how a LOC works and I understand how an offset facility works but I have never used them together. Whats the benefit in haveing both??

    From when? If its from the date you sign preparation of plans, great. If its 12 months from when the slab goes down….not as great and it can be up to four months between those two! Check it out if they havent already let you know.

    With a rate of 7.17% sounds like you already have the Premier Advantage Package, giving you 0.4% off the standard variable rate. You would be eligable for a 0.7% discount if your loan was increased to 250k. You could leave the extra 60k in your offset account (so no interest on it) and get the 0.7% off your rate (about a $600/year saving). Just another option.

    For me its the choices financial freedom presents. I can choose where I live, whether I work, where my kids go to school, who their doctor is. Those sort of choices are important to me so Im doing what I can now tomake sure I have them available to me when the time comes.

    Visit some local display homes/developments to see what colours/textures/techniques the pros are using to get business. And boring nuetral colours definately have a broader appeal.

    I am pretty keen to get to one of Steves Master Classes but Im in Perth. I keep checking but as yet there hasnt been one sceduled for this side of the country. Any idea if there will be one??

    My understanding is that this has been put in place to stop people selling at a very low price to a friend, family member or trust to avoid stamp duty.

    The meetings can also be a good way to network with other investors, perhaps get some contacts for the future.

    Yep Simon is of course correct. I am also in this situation where I sold a reno I never lived last year and am now about to apply for FHOG for my first PPOR Im building. Have a look thru this site:

    I have been reading thru so much valuable info on the forums since I finished Steves books mid last year. Even if there were NO new posts on any day there is still a vast amount of info here. And right now (3:15 on a Monday) there are 64 others on the forum. Seems healthy to me?

    Yes Joondalup is still a great buy, and will be for a while yet. A lot of spending planned there for this year too! Yep Im from Joondalup too. Soon to be Butler/Brighton.

    Forgot to mention, if you do go to the E Perth meeting (I see you’re in WA too) and youre not familiar with the area (like me) go earlier than you planned. I had no idea where to park or how to find the meeting!!

    Hey ollie

    Attended the ‘Introduction’ and ‘Advanced’ meetings at the train station at the start of last year too. Being a kid myself I did learn a lot, but more importantly for me I saw that everyday people CAN make a lot of money from property. It motivated me to learn more and start taking action. Worth while for that if nothing else!
