    The books below  I have read and made constant positive change.

    You will notice there are a lot of non property based books, I have found these help greatly  in negotiating great outcomes, due to using different tactics than buyers,sellers and agents would expect eg as they may only ready property books , they can find it harder to read your next move which can helps you negotiate, or find other opportunities. 

    And in short assists me be Firm, fair, consistent, passionate, committed, disciplined, commercial and educated to enable great outcomes and minimise risk.

    We have a couple of properties in Ballarat, 1 in Invermay Park we purchased in 2009 for 285k now worth around 340k and has  a rental return of 6.4%,. We just purchased  another in the suburb of Canadian for 290k that has just rented for $350 (6.27% ).

    In short some suburbs in Ballarat are worth a look.  Hope that helps

    We live in Ballarat and purchased a property in Invermay Park November 2009. It has had a rental return of 6.38%, and capital growth of 22.8%.
