    Thanks for that Kay. I must admit I got a bit discouraged this afternoon when reading a post, and I think I vented too[:O][:I].

    I’m just hoping I’m not one of the opinionated, nitpicker types that people keep mentioning as their reason for staying away from the forum.[:(!][:O]

    Seriously though, if you want to talk to this guy about loans, he’s the best. He made things so easy for me, and I’ve told him that when I want my next loan I’ll jump on a plane and come up and see him. He told me he’ll leave instructions that I’m to be given top priority.[^]

    Is your surname Marsh by any chance?

    I’ve seen cheaper properties than that in NSW, but I must admit I can’t remember where, and I haven’t looked in a while.

    You can add it later, but I think stamp duty is applicable. Talk to your accountant/solicitor on this one, they’ll give you a definite.

    Shaun, it’s still called stamp duty!

    But you’re right, it is tax deductible. Makes it more acceptable I suppose.

    Hi Kay

    Being told you are rent reliant I think depends on the person you are dealing with. If you have your plan, and your bank manager understands where you’re going, and risk mitigation strategies etc., they may still be happy with it. Some banks will knock you back when you hit their lending limit, but may hide behind rent reliant tags or some other ‘excuse’.

    We’ve never hit that. We’ve had ‘too aggressive’, ‘too highly geared’, ‘don’t believe the property market will continue to grow’ this was in late 2001!!!

    As for being asked about being knocked back, we’ve never had that asked of us either, and my credit file has many hits on it, lots of which were then declined (at around the same time, for the same loan) for different reasons (although sometimes we never got a reason!!).

    That’s why my bank manager who has since run away to the Gold Coast was awesome, once we had a few loans with him, and applied for some more, he did not even check the credit file. So no hits from him to show we’ve got the loans. We do still list it of course, but probably could get away without it when applying to another bank.

    I suggest you definitely get a full building inspection report done. Buildings these days are not to the same standards as they used to be. You have 90 days I think on the warranty period, but if you can get the builder to fix any problems you identify pre settlement you’ll be doing much better.

    Also, I hope you have a good solicitor. One unit we bought was a really bad finish, but our solicitors said that we had to settle (at great cost to us), and the kitchen was not even finished. the splashback was against the dining room wall The bathroom door didn’t have a handle, and one of the wardrobe doors handles was lying on the floor – with the door firmly shut.

    This was a brand new place! We used a build inspector, who identified about three pages of problems, but in the end it didn’t do us much good. We now have an excellent solicitor, but it was an expensive lesson.

    alf, you can always ask for a different personal banker – or ‘demote’ yourself back to normal banking. That should send the message through to them. Also suggest that because of his attitude you are seriously looking to jump ship.

    It took me until I saw a post talking to polar bear, and the post above was by ANUBIS to work out what you had done[:O]. I was very confused for a while as I had not seen ANUBIS before, and yet he had almost 200 posts![:I]

    Yes, in the public service there are many many people who are ‘career public servants’, and that’s the ONLY way they’re ever going to make any money.

    You can earn really good money, for not a lot of work, but that’s all they are happy with, and intend to stay forever!

    I actually enjoyed my job, but I didn’t enjoy my new ‘superiors’, and I’ve always thought, if you don’t like your boss, then you need to change jobs. I had succeeded in doing that, but then my boss would not let me go![:(][xx(]

    Only 10-20 years? I think you’re aiming for too short a timeframe! I don’t think I’ll ever ‘not work’ but it will be the work that I want to do, like investing, and helping my family/friends to become financially free, and to do a lot of travelling.

    I had six months rec leave, three months long service leave, and six months sick leave. I’m down to three months rec leave (and increasing by the week), three months long service leave, and about a month and a half sick leave![:)]

    If my boss had of let me use up my leave, I would be done by now, and have to have gone back (no way[^] that was going to happen), or resigned. As it is I’m having a paid holiday, and it’s been really good. Although if I was at work still, I would be at 2000 posts, as there really wasn’t much for me to do – I used to read lots of jokes, and send out a mailing list of them!

    My job is actually as a Data Analyst for the Navy part of the Department of Defence.

    I got really sick of it earlier this year, and have been on leave since January. My boss changed, and my supervisor (I got a new one of them too) is an a#$%, and I decided I had had it. I was going to make my properties pay for themselves, but also become a mortgage broker just so I coul learn for myself, and help out my friends. That’s taken longer to happen, and I’m not sure yet if it will or not.

    So while on leave, my boss, 2ic, and supervisor all decided they would be ba%$#ds, and decided to cancel my leave. So I have been on sick leave since, madly trying to make my properties pay for themselves so that I can tell them to take their job and

    give it to someone more deserving than I!!

    Hey Poltergeist, I worked out how to move the items – go up to Edit, and Choose ‘Move to Folder’. Then I did the standard windows solution, closed Windows Explorer, and opened it again and voila – it works again![:)]
