I would have thought India would have been higher in the 1 dayers, especially after the World Cup, but obviously that’s only one part of how the ratings are calculated.
I can’t believe you people! Don’t you think I’ve got enough to do! Now I have to sit on here and try to get even close to your scores before I’m happy to stop playing!
SIS, last time I looked closely at my policy it was $10M. I know it was an increase from the $7M that used to be ‘normal’. I assume that my cover is still $10M. If they want to come after me for more than that – good luck getting blood from a stone!
Cornel, the body corporate is responsible for the building insurance, but if you are unsure as to whether or not you should insure inside (I’m not sure if that includes the internal walls, but I think it does), ask the body corporate what EXACTLY they cover. I always get $10K contents, as that covers my carpets, light fittings, window dressings etc. etc. You also need to get some public liability insurance, which is covered in my contents policy – $10M.
Leigh, I have done it with new tenants – certainly not as a ‘reward’ for paying on time if they have been late before.
Beerboy, don’t drop the rent to encourage them – if they always do catch up, don’t worry too much. Try to save a little yourself each month, so that you have a backup if they are a little late and you have a payment due. Ask to see the payment history from the PM, so you can work out for yourself just how late they do get etc. That should help to set your mind at rest.
Dom, currently your LVR is at around 70%. With the new borrowings, (I’m guessing house value $265000, $20000 cash into the deal, pay for costs also?) that takes your LVR up to about 76%. On paper it probably looks ok, but of course will depend on your servicability.
Remember that Dolf is based predominantly in America now, and he’s not up to the letter of our tax law. So with all these seminar guys, take what they say with a grain of salt, and always check it out with your advisers before you rush off and do it.
Yes, SIS. Although a flip could theoretically involve you settling on it and then onselling.
With onselling prior to settlement, it is wise to double check that your buyer will be settling, or else you will need to be able to settle on your purchase.
You’re right Mel- sometimes the only way to stop doing something is to get busted :o)
I could put up a post “free XXX sexpics!” and then go to the active members list and check out everyone who reads it, and then put all their names into a “BUSTED!!” topic- hehe- nothing like publicly shaming people

Who’s doing that? I’m strange, can they send me some?[}]
I think Kay busted guest #1, and they finally logged off! [:0]
I was noticing this guest too, who had been on for minutes and minutes….. Trying to work out who it was – maybe it was a poster who only types in their login to actually post?
Um, for my latest purchase, only 12. For my most expensive purchase 90. But they’ll help me to pay them off[] I can’t get too attached to them [:X] that would be very bad.
atomic, I think Kiyosaki also says that you could do joint ventures – if you don’t have the money, or the ability to get a loan, you can bet there is someone out there that does, and would like to invest, but actually likes their job and are very busy, or are happy to invest in someone else’s skills and want to keep working.
Cheers
Mel
