    I guess they weren’t like Wazza and Gav though and parade around in their undies!!! America would not cope with that!

    Ah polar. They don’t always meet the new love. It’s a matter of them having met them, but not admitting it, and the interminable wait until they finally work out they should be together. In this case – they did, and then they killed off Claire!!

    I think the next story is great though. Baby gets bitten by snake, new girl who is friend of Claire, but Tess doesn’t trust ‘borrows’ a plane to fly baby to medical treatment. New girl cannot fly plane, so boyfriend of Claire tells Tess to tell new girl she is dead meat if anything happens to baby. Then I think boyfriend talks new girl thru landing said plane. I think everybody lives happily ever after – except Claire, cos she’s dead!!

    And all this from the ads, and my sister read TV week!!! I know lots of boys at work who are happy to let their wives watch it, but that’s as far as their interest goes.

    It’s not just the lack of a job. It’s the fact that a LOT of your income to service your debts is rent.

    We are in that position also. Some of the brokers on here may be able to give you some tips, or different banks even to get around your banks opinion.

    Typical boys!! Of course you don’t like McLeod’s. It’s a chick flick!!

    Although to be honest, I don’t watch it anymore – they killed off Claire and I don’t see the point!

    If I listed the ones I don’t watch, I’ll be here a while! In fact, can’t say i’ve watched enough of them to ‘not like them’. Just didn’t ‘like’ them.

    Even if there are fees, you could pay them out of the re borrowings. If they only earn $1200-1400 per month, and are paying $850 per month in loan payments – ouch!! If the do refinance, they should try to pay more than the minimums though – especially if they want to start spending on the plastic again!!

    At realestate.com you don’t have to type in a location. you do have to choose a state. You can do a search based on price ie 0-200K, and it comes up with everything (although lots of auctions as well).

    If it does check out, I would put down the cash you have so that you can keep the property as a stand alone. If you need to, or you can be doing it at the same time, refinance your PPOR/IP that has the equity so it is available to you for your next deal.

    Hey alf

    I am one of the don’t sell unless you have to brigade i’m afraid.

    If you are thinking of landlording, try Suzi Bilosh’s Aust Landlords Handbook (or some similar name).

    Most townhouses are in complexes these days, so I wouldn’t think of it as an apartment. I think that’s where the statistics go, but in my opinion they are very separate. We have a townhouse (used to have 7 out of 8) in a complex that has 8 townhouses and 47 apartments. Ours is still definitely a townhouse, and can be differentiated in ads etc. on that fact.

    Also, if you have furniture, I hope you are depreciating it? You can get enormous tax benefits from furniture in a couple of years.

    If the rent is covering costs then keep it. You could also borrow the extra equity that you have accumulated and look towards investing yourself. Go small to start. Dolf De Roos says that ‘Real Estate is very forgiving’. If you make a mistake (like we did, Purch Price $112K, value two years later – $45K, value now $119K, Yay we’re finally in front!!), it just sets you back, shouldn’t kill you off completely.

    Hi Peace

    I think the biggest drawback with these is the 40% (I thought it was about 30%?) deposit. For a 7% return! You can do much better things with that whole hunk of cash than settle for 7% with the other costs that Huey has mentioned.

    Is it the James Court – or Saville Suites?

    I’m sorry. I really don’t understand people saying now is not the time for +cf IPs. why the heck not? I’m surely more than happy to be making money than having to pay it out each week!!

    Fair enough, at the moment be wary, and do your research so that everything stacks up, but just saying +cf is not the way to go is INSANE!

    I know what you are saying. However, you would not believe the amount of due diligence we have done on this deal. I think we’ll hit about $10K in solicitor fees by the time we are done. There is a group of about 7 of us, who are looking at investing a total of $500K +. In this instance, I would suggest that there is very little risk indeed.

    If the loan is secured against that particular property you will have to pay it off, or arrange to have the loan secured against other property.

    As for your car loan, some brokers can advise if this is correct or not (tag team Simon?), but the banks will look at your payments that are to be made on your car as a bit of a negative. It may not be a deal killer, but it is something to be aware of.
