    SIS, last time I looked closely at my policy it was $10M. I know it was an increase from the $7M that used to be ‘normal’. I assume that my cover is still $10M. If they want to come after me for more than that – good luck getting blood from a stone!

    Cornel, the body corporate is responsible for the building insurance, but if you are unsure as to whether or not you should insure inside (I’m not sure if that includes the internal walls, but I think it does), ask the body corporate what EXACTLY they cover.     Dom, currently your LVR is at around 70%. With the new borrowings, (I’m guessing house value $265000, $20000 cash into the deal, pay for costs also?) that takes your LVR up to about 76%. On paper it probably looks ok, but of course will depend on your servicability.

    Yes, SIS. Although a flip could theoretically involve you settling on it and then onselling.

    With onselling prior to settlement, it is wise to double check that your buyer will be settling, or else you will need to be able to settle on your purchase.

    atomic, I think Kiyosaki also says that you could do joint ventures – if you don’t have the money, or the ability to get a loan, you can bet there is someone out there that does, and would like to invest, but actually likes their job and are very busy, or are happy to invest in someone else’s skills and want to keep working.
