Prices for stage 10 have just been released…I’m sure you already have them but the link is above if you don’t….
Prices have jumped a bit. We a block facing the park at $119,000. The block next to us is going for $129,000 and it’s a little smaller. That’s the price jump in just in 5 weeks. Unbelievable.

I had to camp out for stage 9 – apparently it’s going to be the same for stage 10.
Stage 9 went on sale sat 9am. We got there friday morning – there were people camping there from the wed night.
It all sold out within a few hours.
BTW,
This is our second purchase here in Singapore.
Back in 2000 we bought an apartment – sold it in 2003… only made about $80,000 from that – better than nothing:)
That was a government flat though – not a private condominium.

The condo I’m in “in the hey days” used to be rented out for $5000. Down to $2000 in the slump about 3 years ago….. now back up to $3500-$4000.
Even at $2000 – more than enough to cover interest repayments on say an $800,000 place.
Have you seen the rent they are getting at “the caribbean”….. $5000-$10,000 – depending on how many bedrooms…. I’ve just taken that as an example as it is near where we have bought on Sentosa.
Well like I say we have made good money out of it and my opinion is it is just going to go up.

We have already bought here- bought last year – on Sentosa – they have built canals there…. not ready till end of 2006 and we have already made $200,000…..
Yes I have checked and double checked – CGT was abolished a few years back….
The condo we are in – there are no vacant units here- and I know tat to be the case in alot of condos.

Rumin, I will email you with a breakdown.
Ausprop, it was no hassle at all – you don’t have to claim bits and pieces back from the different people/tradesmen. Everything your property manager has organised for you – they can reimburse you the GST that was charged – then the tax office reimburses them.

We bought in at Stage 9. Prices go up every release and they seem to release stages every 5-6 weeks.
Just between stage 8-9 the same size block went up $5000 and that was in a month.
I hear they are releasing 12 stages now – but the overall plan is 30 or more stages.
Has anyone else bought into this estate?

Called the City of Swan – apparently back in 1997 they were talking about canals in Viveash but they are not going ahead now.
ummm Carnarvon – a bit too far[biggrin]

Btw, Our accountant has had his office set up in Singapore for the last 11 years so if offsetting the loss against the gain was not right I’m sure the the ATO would have been onto them by now…
RE: the flights – you are right – we do not claim 100% – from memory it’s about 60-70%.

If the ATO is owed a large CG cheque from us then they would be owed cheques from about 10,000 other people as our accountant has offices in Singapore, Dubai, London and all his clients are Aussie Expats who use losses to offset CGs.I don’t think he is wrong. This is what he specializes in.

You are right – can’t get FHOG for a block of land. I’ll rephrase my question.
If you buy a block of land under $150,000 and you are a first home buyer you do not have to pay stamp duty.
So to receive the $7000 FHPG when you build – do you have to build within a specific time period? is that period 4 years?

Tax in respect of CG is minimal here but that’s because we are permanent residents. Not sure what it would be like for overseas investors.
And yes we will be keeping the profit here
Haven’t looked at properties in Malaysia. The property market here is just coming out of a slump so may be worth looking into. Don’t think it will go as high as the peak in 1997/98 but if it goes to even half of that we will all do well.
