    I think you should add electricity use and water to tenants' rents. It is usually how hotels do it and you have something similar to them (meaning short terms leases). If you have not done it already, it should fix your problem.

    Todd, I would not go with this company. Like it was mentioned before, it is not any address on the website, it is a big red flag for me. Second, all houses advertised are definitely not in states like California or New York. If you are interested in investing in small town America, then you might check it out, if you are interested in investing in properties in big cities, then I would not go with this website. And last I recommend you to just research it online. Why would you pay thousand of dollars for the information that you can find yourself free?

    First, you need to decide what kind of property you want to invest in. Is it commercial or residential? Where do you want to invest in property? Prices range from city to city. Make sure that you have enough down payment for a property you choose and, of course, do research before buying a property. Not every property will give you a positive cash flow. Good luck!

    I like this book "Real Estate Finance and Investment Manual" by Jack Cummings. It is a great source of information!

    Greed is everything, Businesses exploit its workers. Yes, they take all the risk,  but still they should pay a decent salary to its employees. True socialism is hard to achieve. I do not think any country has ever build a true socialism.

    Just do it as a rent rebate and you should be fine. Let your tenants know that for the all inconvenience they will get a rent rebate.

    You have to check your contract, like previous posts suggested. The contract is a legal binding document and all detailes need to be written there. It has to be some sort of agreement about a spa.

    I think you first need to wait to get your settlement and then depending on how much you get decide where to invest and in what kind of property. About your age, I do not think that it is ever too late to start property investing, especially if you have a good plan:-)

    I recommend you to get a permanent residency first and then consider investing in property. Immigration services can deny you a permanent residency card and then you will be forced to leave.

    I know several people who think that they know better just because they have been in the field for over 30-40 years. It is often not true. I know plenty young investors who are more knowledgeable than the ones who are older and have been in the real estate longer. When those type of people give me an advice trying to put me down, I listen to them and just continue doing what I think is right. Just do not let them to put you down and think that you are not smart or do not know what you are talking about. Just believe in yourself:-)

    Like previously suggested Rent To Buy would be the perfect option. The property would remaing yours until your buyer pays you the remaining balance.

    I read that Gladstone will be the next super infrastructure town, so I think it is a good time to invest in the area.  With all new workers coming into town, I am sure you will have plenty of tenants.

    I would never invest in over 55 units. They are extremely gard to sell and make a very low profit. I would recommend you to invest in the property that target middle age families.

    I recommend you to buy a car first with your offset money and then think about a new investment.  Good luck!

    I have not invested in Chili. I was thinking about investing in apartments in the US, but I do not think I will do it. I will check out Chili now:-) It seems like it might be a great investment in the future for me!
