    Does anyone know the cost of property management fes in mining towns? Is it high too?

    Is it also generally hard to find such managers since it may be a remote area?

    I'm doing research on property managers too. How much are the management fees on average around Musellbrook?

    Fees around my home area are about 6-8%.

    I had a quick look at your numbers, and I suppose you made a mistake when you wrote Body Corporate fee : $420/wk? Perhaps you meant 420 per quarter?

    For positive cash flow property investing, you need to make sure that your weekly rental income is higher that weekly expenses. It's really as simple as that

    i'd agree that going for mining towns in established areas would be the least riskiest option, as opposed to those where mining companies have just gone in

    well done for wanting to get started.

    I'd suggest to check properties around your local area first, and surrounding suburbs as it'll elp you ease into it and you know these areas well

    A mix of CG and cash flow is the best strategy for me. Thats my personal opinion

    While there are some good returns from real estate, be aware that there are of course some risks of real estate.

    For instance, you must stay on top of your cash flow, especially when you are going to finance your property portfolio.

    I don't think there would be a major crash in Australia. Perhaps some declines but not a total crash

    are they still pushing a "living off equity" model?

    I thought that this was unsustainable nowadays due to changes in regulations and laws that curtail the LOE model
