Try speaking with the REI NSW… someone there should be able to help you out… also if the are a registered member of the REI then you might be able to take it further.

What state? In QLD you can write to the OFT and give written notice to the Agency. They do have an obligation to follow these up.
Also, there are many solicitors around who take pleasure from taking real estate agents down… I'm not saying they're nasty, alot of real estate agents do deserve it!

by-the-by; I am a real estate salesperson myself, I also enjoy helping people cut down the liars. We've had clients that have been ripped off before, its not nice.

When advertising auctions, in Queensland, it is illegal to have any monetary indication of price… About the only thing that and agent can do to indicate price is to provide a current market analysis (CMA) to prospective Buyers…
We often sell prior to auction, but many Sellers will stick to the auction if there is lots of interest as they will get better terms.
Have you done a B&P on the property? If so, make your offer cash unconditional if possible… Shorter settlement would probably help.
Most agents should suggest that the Seller take the $205 cash unconditional over an offer of $210 with conditions…

Not that I have sen… mostly just a feel good show. Agent said so much before reno then WOW this will ad so much, just as you said. there is no real indication of how the reno worked.
The big thing is, this is not people buying, renovating and selling… This is merely people who's houses are on the market and do not present well.
There is no numbers on buying holding renovating and selling as this is not what the program is about… It like Better homes and Gardens with a clock and judge. Just 'Feel good' entertaining with some quirky ideas for the average home owner. Oh god, now I sound like I'm somehow affiliated!
The block, if any one remembers it, was much more informative, though IMHO it was almost as feel good as this…

I think they have sponsors like bunnings and jimboomba turf as they get plugged all through the show, like flags on bobcats etc!!!

As I said, great for little ideas, the auctioneers are usually not very interesting either.
I think they have 10 hours… don't quote me on that though… And the have about 15 or so people working for them. the peoples wages are not incorporated into the budget.
Its a bit of a waste of time. However, they do explain the budget they have to stick to, I think it is $10,000… The margin they achieve is rather menial and the amount of work they put into it surely would not be worth what they make.
It is sometimes good for 'quick fix' reno solutions/ideas…
I'd assume the lack of interest would explain the terrible time slot!

Res600 is residential 600 (yes I know, obvious). It is described as being allotments from 450m2 to 600m2. Any property with Res600 zoning SHOULD be able to be cut up into 450-600m2 allotments. The great potential with this property is that it is positioned so close to everything. With council pushing the DA for us it should make for a great endeavor…
I will get back to you with details on the type of town houses. They look like 3bedroom two story homes.
I was actually just after building cost at the moment, though I am trying to work out feasibility for myself and other Buyers… I don't like being in competition usually, but this is fun!
Demand for townhouses is high here, we are getting $270,000 for run down homes atm…

Something to look at is that we are nearing Christmas and we have the election coming up.
Right now is when things start to slow down in my area… Park Ridge. We find that our major Chinese investors leave Australia until late February.
This is for our large acreage in the Urban Footprint though.
With regards to residential, 600m2-450m2… I don't think we slow down too much, however people buying now need to realise that they really only have till Dec 20 to get Contracts moving. Our solicitors all tend to shut up shop from Dec 20 to 12 January (please note this is very generalised).
We're still moving properties in the less than 350 bracket fairly quickly, less than 280 and they go in an hour or so.
It is possibly very different for agents in other areas.
