    That's fantastic advice Richard and I fully appreciate these points.

    To assist with these cost valuations would it be advisable to consult a financial adviser?

    Hey qldminer,

    I am not sure if you're aware but Steve McKnight is having a market update at the Convention Centre this Tuesday night (6th). I'm going to that and hoping to learn some really insightful tips on the Brisbane Market now and in the future.

    I also live in Lawnton / Bray Park and I am seeing a lot of properties for sale these days, moreso than normal, however rental properties are still remaining around the same in demand I believe. I don't know that it would be a time to sell the house right now, if you are keen to sell I feel like it would be worth waiting a couple of years if you're not looking at renting the property out.

    Great points JacM. It's very encouraging to hear such positivity and drive. As Steve said there are too many "half glass empty" people telling us that our dreams won't become true. I love these people, because they help me to strive further and dig deeper each and every day.

    What helps me when I find that I may struggle is the thought of, "These people who criticize me now will be wondering how I got so lucky in the years to come, and I will know exactly how, through the seeds I sew today, and that isn't luck."

    And sorry, I guess the question is what numbers do you need to crunch rather than how to crunch them?

    Hi Michael,

    I am looking at using my dad as a guarantor and money partner for my first investment to generate some lump sum gains which I can then pay him out and start on my own from there. I was thinking that the reno-to-flip process would be the best option for that goal? What do you think?

    I'm only new to property investing so please excuse me if I am wrong but this is my initial thought to what is spoken above.

    When you guys are talking about getting tax back after all expenses every year to bring you into the positive in your bank account, doesn't this mean it's positive gearing and not positive cash flow?
