Havnt Done that myself as yet… Or I can just go on the hunt for properties myself but the lack of experience in doing one is holding me back as i wouldnt know how to speak with vendors properly etc. Anyone here like to help me out with that?

Thanks For your Help… I do know ALOT about Rent to Own and Vendor Finance etc as ive done alot of reading on it and got copies of Rick Ottons Course….
No one really does it down here in Hobart so makes it a bit hard.I have done jamie Mcintyre home study and love it…. Basicly shows alot about hte mind set also how to get property and shares working together.. How to protect yourself ni the share market and doing one of his stratagies make 3-5% per month on your money and create cashflow in the share market with very low risk. There are all sorts of courses you can do inside his aswell planetwealth are great people are making around 200% per year with not much risk and again there are things you can do with property to help leverage yourself into the sharemarket and then out of the share market back into property.. ITs brilliant and you get to meet like minded people and network, jus tthrough the networking I will be able to build on land before i have 2 buy it on around 5 different blocks etc so its alot of fun

i havnt used them personally but know a couple of people who have also Jason the guy who runs it is great at what he does they also only charge a flat fee..

Hi Sarah,
I live in Tassie and i wouldnt bother about investing in places like queenstown.. I would look more in the Norther suberbs of hobart e.g glenorchy, moonah, west moonah, claremont as you can get some good returns there or even go to launceston area..

I am from Tasmania and things here look pretty good rents are up and as i recently moved to Hobart from Devonport Renting a place is HARD to do as every open home for rent there was 30-40 people walking through.
Ive also just got a job in RE in Tassie and there are some good properties around for a good price in the Hobart area I would prob stay out of Sandy Bay area and the middle of Hobart but surronding suberbs are great such as Glenorchy, Claremont, Kingston etc.Waterfront property in burnie isnt that Fantastic its not the cleanest water as burnie is Very Industrial but plenty of cheap houses all over with good rents aswell!!

Thanks everyone for that.
Ive been reading alot about wraps etc and I think its prob the best way to get kick started in investing in property at the moment.
And then later also go into buy and hold but what i like about wraps is that it will give you passive income rather than waiting for property prices to go up and you get to help people at the same time buy there home who cant do it through the banks.
So i think this will be my choice of investing to start with and then look at other opportunities when my cashflow is alot higher.

You will need to say you live there I think most states you have to live there for atleast 6 months to a year before you can rent it out or sell it.

Good point I will work something out for that as oneday I will be 30 myself maybe I can start a Club for Everyone aswell and have a Meeting with the under 30’s seperate for a discussion on how to get started and what other people under 30 are doing etc.

Hi everyone,
I have been doing allot of thinking about this and I know that the whole under 30 thing got the over 30’s a bit worried I know they have allot of knowledge about investing that’s why I wanted to Include speakers etc that have a good understanding of investing.
The website idea is a great one as well especially to get contacts in other parts of the world.
The Reason I wanted “young” investors is to get people networking with people there own age and to help people get started.
I was also thinking as well as having Guest speakers that are successful (any age) There could be a what I like to call a Senior board which would be generally people older than 30 that are very successful at investing advise the “young club” on how to go about things what works in today’s market etc and do a little bit of mentoring as well.
What are people’s thoughts??

Yes i want a Mentor and yes i want a proven mentor and no i dont think anyone will just do it out of the kindness of there heart there has to be something in it for them aswell which i am more than willing to give something back to a good mentor.
As i said an investment parnter aswell weather it be a 60-40% or even a 50-50% either way.
But i wont give someone money for just giving me a hot tip aswell.Cheers

You can Rent the land out for horses just need to fence it off in blocks and you can rent it out for $20 a horse pew week there are plenty of people looking for good land to put horses on. Most people that own horses have about 2+ so if you can find 20 horses that will generate around $400 a week.
