    Hey Riff,

    Seen as no one else has replied i feel like i have a duty (*cough* Prop Guru etc [:P], just kidding)

    Okay from what i can see:

    Going Out Per Year

    Repayments $9568
    B/Corp $ 645
    Rates $ 918
    Prop Mngr $ 34
    Insurance $ 235

    Total $11,400

    Coming In

    Rent $11,440

    Total $11,440

    And thats a difference of:

    + $40

    Mabye I made a mistake some where but i checked it over three times! [?]

    That means you should be earning $40 a year. Therefore it should be a positive cash flow property.

    K, saying that i did make a mistake. Oone way that comes straight to mind is to offer something to Tenant for example: (this might already be there) Install air-con. on the condition that the rent will be increased $5-$10 per week.

    Altough cheque books are convenient, some banks like CBA sharge 10-15c a cheque.

    It sounds interesting but I don’t think that I would be willing to output over $3000 for it.

    That would be a very good idea to calculate it for 48 weeks. Make sure that if it is a rural town especially that you check out the rental demand. Have fun with your house boat. [:D]

    But I suppose it is still just a quick way to see if it is going to be roughly +CF. Ill still use it but more due diligence will be needed. [:D]

    Hi Bunseng and Welcome!

    Other people have been posting about +CF Properties on this forum, if you use the search button at the top of the page you will find their threads. If you were desperate just to buy an IP then BEAR1964 and Rachel have been advertising in the Specifically Property! Topic to give you the deals as long as you pay them a commision. Probably a good way to start out.

    Hey Bruce,
    Its good to see that someone knows what I am talking about. A fact that Australia should be ashamed of is that, we have the most obese teenagers in the world as a ratio. We have more obese teenagers then America, i think that just wrong. Paul Pilzer is very successful person thats wfor sure.

    Hey Jaffasoft,
    Well from what i can see you have done a reasonable amount of due diligence on this property. With COCR of 12.3%, that is a above the prefered 10.4%, which is good. Rurual areas like this town with only a population of around 500, imho is risky business. A thread was started about rural towns, use the search tool to find that for more info. Planning on having only 2 weeks vacancy seems me like it would not be enough, but i don’t know what the area is like.

    Australian Longevity is a branch off American Longevity. Its was started by Dr. Joel Wallach over in America, and he has had nothing but absolute success with the products that he is producing. I personally had nothing medically wrong with but just my energy levels and attitudes have improved so much. One of my friends had serious lower back arthritis, and the doctors told him they couldn’t do anything but put him on pain killers for the rest of his life.     Thats interesting that you ahve spent the last ten years in natural medicines. I don’t suppose you have heard of Australian Longevity have you?
