Does anyone have anything to say to cheer me up at this point or have I captured it in a nutshell ?
I believe it is how you look at it. Yes the book is a best seller, and yes people will want to implament his strategies, but there are a lot of people who aren’t actually doing much. It may be harder to find +CF properties at the moment, mainly because of the high interest rates. But f you look that little bit further you are bound to find the perfect investment.
Good luck with you investing.

Depending what site you are using to find the property, it usually allows you to do a general search of the whole state. You then can get an idea of what areas could be doing well and then do a more refined search.

I would strongly recommend that you develop a close relationship with several agents.
Totally agree.

The day after quitting, I started dating a guy from my bike club that I had kinda known for a year tho we really had taken little notice of each other. Three months later we were married. He is a non-smoker.
Congrats in your successes, both in the marriage and quiting. Well Done. []

Hey Kev Welcome to the forums,
Yes different styles of housing has differnt returnsbut it all depends on where they are located. For closing costs you should generally allow 5% on the property to cover the costs.
Hope this helps.
