    Shannon,

    Have you considered buying off the plan to save on stamp duty? There are some developments in Brunswick (just lookout on Realestate.com.au) that are nearing completion. You can expect to pay around 350K-375K.

    Another option is to step out a little and consider areas within 6-10km of the CBD for the price you are after.

    An offer does not have to be unconditional before auction. I think the agent is just after a simple offer from your comments.

    You can submit an offer with or without subject to finance – as long as settlement terms and deposit amount are specified I don't see why it wouldn't be accepted by the agent and passed on if within the vendor's range.

    For a house in that range I recommend outlying suburbs like Craigieburn, Tarneit & Caroline Springs / Melton. Again, depends on your lifestyle but all 3 are close to major infrastructure roads & public transport with houses around 300K.     Reservoir is fairly central (12kms from CBD) but very hard to find a house around 300K there these days.
