I have read the sites, looked up hybrid and discrtionary trusts and totally confused as to which is the right thing to do, may I just ask do all property investors have trusts or companies to protect their assets or are there investors out there that just purchase properties in their own names then claim the properties on their own taxes?

Thanks everyone for your advise, I have read my contract again and then contacted my lender,yes there is a penalty if I pay off the loan early, about $15000, but hey if interest free loans are the way to go and I am able to refinance what is $15000 when you are saving over $300000 on a 30 years loan.

I live in a town with only 2500 population the town is over 100 years old and close to the old mines, there is no industry in our town and limited industry in the next town, the closest largest town is over 1 hour away.

I looked at Valley kit homes to build one on my land when I investigated I foudn that the price did not include the flooring or the stumps, so make sure that when you get a quote it includes these bits. Just thought that I would add to your comment on the CBA, the westpac is also cutting down on the number of points earned for every dollar as from 1st July you will only earn 1 point for every 2 dollars spent, and they are going to increase the annual charge for having the credit card.
