    got me curious – Green Head, never heard of it!!!

    realestate.com has a nice little beachfront shack, magnificant ocean views listed for $460,000, population is only 265….. I can handle that.

    Been down this road, tenant moved out 2 weeks ago.
    Tenant was in arrears to the tune of $1,700, bond was $600. The tenant had been renting my IP for 3 years, was always paying late etc. My mistake was that I fell for the “down and out story”.

    Rather than go via the court system I tried on a number of occasions to negotiate with the tenant but this was going nowhere. Continually promising payments that did not eventuate.

    Finally court date was set, as part of this process a mediator was involved in attempt to negotiate a deal prior to the hearing. The mediator was excellent.

    I requested that my tenant pay half the money owing within 2 days and 7 days later final payment. An hour later he reluctantly agreed to this and if tenant did not comply with this official agreement a baliff would evict him at my request.

    This outcome was not was I expected as fortunately I did not lose any money, though I did lose sleep.

    I was actually told by the mediator that if I could not negotiate a deal and the tenant did not cough up not to bother trying to chase the money as it would be a waste of time. It wasn’t too hard to figure that one out.

    I also did not have landlord insurance. I have heard good and bad in regards to this type of insurance, however I think I would prefer to have some protection after this experience.

    Mei-Lin, where are you building? Did you end up purchasing block in Singleton.

    Are you overseas, this makes it a little tricky??

    John, good question. We were going to sell one and hold one. We have now decided to keep both.

    The Singleton property will hurt though as rents are around $250 per week. I guess I am banking on continued growth for this area. I estimate a minimum of 10% pa.

    I did not even consider GST in the equation.

    Where are you developing at present?

    I think it is 8 weeks before slab is poured. However, I am still sifting through paperwork.

    I was told that Celebration is taking no more than 10 months in total to complete home. From comments on forum this seems to be the case. Touch Wood….[arrowhead]

    256sqmtre actually includes the double garage, so total house would be I think around 220 sqmtre, decent size house. (36sqmtre – gargage, that’s about right??)

    I researched Ventura and actually contacted people who built with this company in Daly that is, and only positive comments. So I will be bitterly disappointed if they let me down.

    However, in current climate anything is possible.

    the basic home, which is a 4 x 2 bedroom, 256 sqmtre home.
    Double garage, remote control (cedar look).
    Painting – ceilings, doors and doorframes etc. (except walls).
    Doors on all robes.
    furnishings – carpets and curtains (blinds) not included in this price

    I received a fax from Celebration Homes Sale rep today who has just started his own business where he is offering complete home finishing: ($20,000 incl GST)

    Carpets to all bedrooms, lounge.
    Floor tiles, living areas, kitchen
    Internal wall painting
    Light fittings installed
    vertical blinds to main windows
    landscaping including retic, roll on lawns, plants mulch
    Brickpaving including council crossover
    2.5 hp split system reverse cycle air con
    Cleaning of property after works are completed.

    Full written itemised quotes provided.

    If you are overseas or interstate they will do final inspections and property handover on your behalf.

    This is based on a 600 sqm block and 210 sqm home.

    Any thoughts on this and price??

    we also dont have the time to do any of the work, and after renovating our house I am over it.

    Leave it to the experts, know its going hurt though.

    Are you still looking at those blocks (Capricorn), notice cottage lots for sale around $95,000 – seems cheap to me.

    Hi all
    just signed up with Celebration Homes, seems like I have saved myself $3,000 – house price just gone up.

    The sales rep from Celebration confirmed 10 months to complete home.

    Building the Pinnacle which is over 200 sqmtre home, plan looked great. Have asked for some extras and will be looking at around $135,000 including site cost allowance of $4,000.

    My Ventura Home cost around $162,000, same size, however we raised ceiling height and this property in Dalyellup, building costs south-west more expensive. Slab to go down in 8 weeks.

    It will be interesting to see which house is completed first, I will definately let you know.

    this has just scared the hell out of me.
    I have multiple properties, no trusts??
    It will probably cost a fortune now to set up in trust structure??

    can you let me know if you managed to contact someone in Perth regarding trusts.
    I am currently looking at setting up trusts, unfortunately it may cost and be a little complicated as all our properties currently in my name.

    Rental income is important factor, however I have not found any area as yet in Perth that is providing a great yield. I am all ears though!!!!

    I agree, Inner CIty locations have been overlooked & I am sure there will be some bargains out there.

    I am hoping there is still another 2 years of growth in the Perth market possible 10% pa.

    What do you all think, will good times continue?

    Hi John

    As long as train is going south that’s fine, it can only improve all surrounding suburbs.

    The plan for station specifically at LakeLands may or may not happen. At this stage they are saying if it happens will be somewhere between 5-25 years. Who knows!!! I certainly wouldn’t be losing sleep over it…

    I did look at Lakelands, though I prefer beachside estates, especially if its going cheap. Also was put off Lakelands as too much land, which may impact future values. Just my thoughts on it.

    Land sales in Singleton have been slow I believe due to marketing but cant be sure. Apparently they sold 2 beachfront blocks in Singleton last week for around $395,000 each, what a steal.

    The great news is that real estate agents have a problem getting their hands on stock in Singleton and I guess most areas these days.

    not only have values in Westminster gone through the roof but also rent. Last year my property was rented at $185 per week now $220.

    You would be looking at more like $230,000+ in Westminster for 728 sqmtre block (triplex) 3×1 small home. Not sure what median price of area, I think last time I checked it was around $230,000.

    Blocks were originally sold by Bayshore at front of estate around 300 – 400 mtres from beach, unfortunately all sold.

    RE agent advised house was sold last week in this pocket for $479,000 no landscaping, no furnishings whatsoever, just basic home.

    I have heard of Wellard and I believe it is doing well, though I have not researched this area so I cant provide any useful information. I am sure many formites can assist though.

    I basically look at beachside locations that I believe are undervalued or properties which have potential for development, ie duplex/triplex.

    Hi Dazzling,

    I would start investigating ways in which you could pursue your dream of becoming a full time property investor now.

    Springchicken’s suggestion is spot on – draw up a business plan, discuss it with your mentor and people who can assist you. Find out whether this is possible now and how you could achieve this.
