    I hear what you are saying, however this is not the norm.
    As stated the RE agent is family friend (20 years), I am prepared to tread very lightly. We presently have the RE on our side and this may just get us over the line.

    The owner has a couple of conditions which we can meet and I am very hopeful.

    Infrastructure will eventually improve and I have no doubt that in years to come these areas will change dramatically.

    Partly due to the Mandurah Council Coastal plan which has approved regional beach for this area 1 km (north) from Madora Bay tavern. All this land I believe is owned by H&R Perry and will be developed jointly. Eventually there will be a road to link Singleton and Madora.

    Thanks for that information on Bayshore.

    There is lack of infrastructure not only in Singleton but also Secret Harbour, Golden Bay and Madora Bay however this has not stopped demand for these areas and I see this continuing.
    I would say this is probably more to do with lifestyle, the beach thing. Hegney Group basically stating the same and have recommended all these areas on many occasions.

    From what I have seen along this coastal strip Port Kennedy is really the only area with reasonable infrastructure.

    Hi Mooki
    Tuart Hill would be a great area to invest in for a number of reasons:

    Close to city and shopping centres
    Has lots of schools (private & public)
    Good transport and facilities in general

    Last stats (May) recorded median price at $299,000, neighbouring suburbs, ie Yokine, Joondanna are substantially higher. I would say that Tuart Hill probably represents good value at present.

    I would be aiming to purchase house on large block and sub-divide/develop in the next property cycle.

    If this is the way you are going make sure you contact local Council (Stirling?) to establish zoning.

    Interesting, what kind of problems, and not sure which estate? Are you referring to Bayshore?

    How long have you lived in Singleton and what are your thoughts on the area.

    I wonder whether Coogee canal development will in fact fetch more than Mandurah??

    Apparently next release of land in Port Bouvard will be premium lots fronting the canal and channel and are priced between $795,000 and $1.8 million.

    Hi Suzieq, I also had good laugh, made my day. Thanks gross.

    I dont plan to advertise – “free palm”, as it happens to be next to the swimming pool. I would not want anyone to possibily damage pool.
    I have also advertised free palm in past with another property and had no luck.

    I have decided to follow Dazzling’s advice, “if she wants it removed she can pay for it”.
    I have a good feeling that this strategy is going to work with this person.
    I’ll let you know what happens..

    Many thanks for your suggestions.

    I met the neighbour about 1 month ago.

    Inviting her to a BBQ is absolutely out of the question!!!!

    After a short conversation, I got the impression she was unstable, and my PM also agreed.

    The neighbour has harrassed PM for some time now about the palm tree.

    When she saw me 1 month she asked me to remove the brick BBQ, as a potential thief could climb on this and break into her house.

    It actually crossed my mind that she may even try to torch the palm tree.

    Advertising free palm does not work for me …. from previous experience. Most people could not be bothered.

    At this point in time I am only interested in protecting myself/property.

    I also do not want her to annoy/harass my new tenant.

    Dazzling, I am going down this road, and will be drafting letter to PM on Monday. She wants it removed she can pay for it.

    I’ll keep you all posted.

    The only area that may represent good value and not necessarily same quality/standard as Capricorn is “Melros”, south of Mandurah, (beach side) and cheap as chips…

    Got it in mail today.

    Price of blocks appear to be good value, considering only 300 mtre from beach.

    Apparently they have now sold 16 blocks, and blocks with potential views have all been sold.

    Restrictions on flipping!!!
    Looks like I am out of this one, I could see some big $ to be made with flipping, but I am not interested in holding in this estate for the moment.

    Hi Kenneth,

    I dont live in Singleton, but have been researching this southern coastal area for some time now.

    Land Contamination, I think this is an absolute nonsense!!!

    What industry is in Singleton??? Garage Station at Entrance

    Council, and also various Government departments, ie environment, land and management have no documented reports whatsoever regarding contaminated sites in Singleton.

    Also stated that they would doubt this would be possible considering there is no industry in area.

    As I personally see it, Singleton is a great area and would be a shame for you to miss out on an opportunity to buy undervalued coastal land.

    If you are still concerned I recommend that you contact Rockingham Council and various government departments and also local RE Agent (Draco) who has sold in area for many years and can provide background info.

    Stage 6 not officially released yet, though should be shortly, and posted on site.

    My understanding is that there will be 3 smaller lots (500 sqm2) in this stage which will be priced around $160,000.
    Traditional blocks (610 sqm2) will commence at $185,000 up.

    Think there is still 1 or 2 blocks left in stage 5 under $160,000, though I think odd blocks, narrow frontage.

    Just as a matter of interest, you may want to check out this site – pomsinperth.com
    They are involved in short term accommodation, mainly northern coastal strip – $500-$600 fully furnished rentals.

    Also, I would contact RE agents who deal with this market (F/F holiday homes), Dunsborough, Busselton etc. they have specific packages for owners which outline requirements etc., this may be a helpful guide.

    We have friends who rent a holiday home in summer period, and I was under the impression that furniture etc. needs to be quality standard to achieve high rental returns??

    Halls Head one of top 10 performers over last 12 months CG 12.7%.

    I thought Halls Head was very popular, especially if you can get property close to beach. Median price $310,000.

    Have listed some areas that may be in your price range.

    Coodanup
    Dawsville
    Dudley Park
    Erskine
    Falcon
    Greenfields
    Meadow Springs
    Madora Bay

    My pick for future CG would be Falcon and Madora Bay.

    Unfortunately though for $300,000+ you would be looking at basic beach shacks, renting at around $180 per week.

    It would be worth looking at central Mandurah and contacting some agents in relation to older properties on larger blocks which could eventually be developed.

    Formites may be able to provide further info on this.
