You may also want to consider timeframe, beginning to completion of project, my IP also in City of Stirling (duplex block).I was advised by builders that it would take upto 12 months to build two dwellings. These were larger building co.
About $120,000 each house, this was a package and included all associated costs. This was quite basic 3×2 dwellings.Cheers

Wow, last time I made enquiries regarding using salvage yard was around $7,000, I wish it was for free.. I dont think in WA though…[eh]
They make their money selling building structure etc, I imagine there would be enormous labour/disposal costs involved too.Hi Jo
I like this question as it gives everyone an opportunity to focus on goals.Real estate in WA is not flat, still moving ahead. Plenty of opportunities at present.
We are also looking at purchasing another IP. In process of doing the ground work.
Also trying to expand our business which is very exciting. Our business is closely linked with the resource sector. This will hopefully open more windows of opportunity.

Derek, one for you, how do you find out the vacancy rate if there are no agents in the town who manage properties? This is what I am now facing…. any suggestions?
Hi there, It depends on which way you want to look at it. I think power lines are a negative, but could be used as a negotiating tool to reduce price.
However when you go to sell, I expect the same will happen, it will affect the resale.If you are going to lose sleep over it, not worth it, I would try to find another IP without powerlines.

Kay, after reading your post I would not fit out. I agree this would suit the executive type/up market IP. This definately aint that.
I think I’ll stick with upgrading security. Got a price today for $350.00 for window locks.

I understand what you are saying however I would not like to compare Beechboro with Wagerup, quite a bit different.
Caustic leach dams in Wagerup. Smelter belting out pollution. Periodic negative media coverage regarding same. A little risky for me.
I personally would not be comfortable buying in Wagerup for reasons stated above.
I did however mention Pinjarra, Waroona which may be worth looking at due to this expansion. They are nearby….I dont have a crystal ball, who knows, I only buy what I am comfortable with.

The article “how to retire a millionaire” sure appears to be a little outdated and whether you achieve more or less than 10% soley depends on knowledge, risk, luck, equity etc.

I believe this is the third expansion since 1984, last was at a cost of around $800 m so I have been told.I dont know whether anyone would like to live that close to an aluminuim refinery. Not a HEALTHY lifestyle.

Hi Derek, the area is Westminster, WA, which you would probably know well. Its a 4 x 1 in reasonably good condition, and has a wretched pool (you heard about that one). Also the Lock up garage. New villas in the area (3 x 2) achieve about $200 pw.

sorry I was not particularly clear in my post – I stated was desperate for funds.
I would like to increase rental return on IP which is currently $160 pw and costs me approximately $4,000 pa.
I am really trying to achieve a greater return than $160 pw. Looking at ideas from people on ways that I could improve this situation.
It achieved approx 30% capital gains in last 12 months and looks like no stopping this upward trend. This is one of the reasons I would not sell.
