    Many of us mention how much money (CG) we have made with a particular property.

    I dont recall members disclosing the amount of income made from their positive props.

    It would be interesting if anyone out there has actually managed to establish a healthy income from +ve scenario.[biggrin]

    Marc, thanks for comments and agree.

    Funny about this great debate, I would take a guess that most people/investors on this forum actually buy negatively geared property.

    Possibily because it is very difficult to locate good quality postiive props.

    I have just purchased my first positive property and have doubled my money, regional area. This was luck and timing and some help from a local.

    It seems that people feel if you purchase negative props you have instantly got yourself a property with great CG. There are many people who get burnt either way. As AC says “greater knowledge, greater returns”.

    Also get to know your market, and dont overcapitalise with your renovations.[biggrin]

    Hi all, I always thought “I COULD buy SIGHT UNSEEN”, just make sure I get the professionals in to do all the checks.

    However after travelling many hours recently to view a property, I was absolutely stunned that it did not at all resembled what I saw on the internet. It was a total disaster. I eventually found a suitable property, and paid much less.

    About 2 weeks later the RE agent told me that someone from Sydney purchased this property “sight unseen”. Some of the locals also advised me not to touch it.

    After this experience I could not buy sight unseen.

    I paid the total of $120 incl. GST (Tap Doctor) think they are Oz wide, and qualified plumber. This was to unblock toilet, I am in Perth. This was not on weekend however. We call equip’t here rota rooters, not all plumbers have this equipment.

    I would be concerned about the hourly rate and would query this, even on weekend this is really over the top. You could always contact another plumber for comparison. Best way to find out if you have been ripped off.

    Agree hotshot, at presenting getting tradespeople to do renov in regional town WA. It is costing alot more than expected as they are charging a fortune and know they can get away with it.
    For example new ceiling in main bedroom, quote was $900, it should be around $600 tops. Not Happy.. Fortunately I got the IP for a steal so have to wear this one.

    Agree with kp too expensive, look elsewhere. I would not be putting this capital in this area. My 2 cents worth…. [biggrin]

    Analysis Paralysis, while you are thinking about buying and the ifs, buts and maybeeeeeeeeees someone has already made it happen.
    As long as you have done the homework, get it for the right price and know that there is a good market for rental – buy. [exhappy]

    I dont know all the particulars of your property, but I have just purchased a fibro home, initially I was concerned resale etc. However after further investigations I found most homes in this area were fibro homes.

    I Purchased at $25,000 and is currently getting a makeover. I have been advised that It would sell for $65,000 when finished. Under these circumstances I consider it a good deal. I guess there are people out there who are not worried about renting/buying a fibro.

    My understanding is that if you decide to use your holiday IP for say 2 weeks of the year or whatever period for personal purposes you can not claim any taxable items during this time.

    If this is your choice you simply advice your accountant on dates used for personal purposes.
    A good accountant will be able to sought this one out.

    Similar subject has been discussed before do a search. Alternatively PM me can give you details as we have holiday IP

    Hi kp,
    I looked at this, returns excellent to date, however taxi number plates risky now, government have been looking at deregulating this which could flood the market.

    Dont want to put a downer on it but I believe only a matter of time. If I owned taxi plates I would be looking at selling before the inevitable……[biggrin]
