    We have refrig and Evap in different props.

    Cant say which is best as there is Good and bad with both systems.

    I am in the process of getting renovations to my IP.
    It comes down to $, if you can pick up the property cheap enough, why not.

    I picked up this IP for $25,000 my reno will cost me around $14,000 and rent will be $110 pw.

    In this area similar properties were selling for around $60,000, rent $110 pw.

    The real estate agent advised me that I would now get around $65,000 for my IP.

    Hi all,
    after reading posts, I believe you should have a chat to people who actually employ apprentices to get a real picture of the costs involved?

    You will only then realise WHY THERE IS A SHORTAGE OF APPRENTICES …….

    Hi Lisa, thanks for that info currently looking at same. Would you be able to advise on what cost unit/house would be and kind of property, ie 3×2 or whatever.

    Hi Caz

    before you go any further whether you decide to purchase the IP for yourself or acting as a spotter it would be wise to get an estimate of costs involved.
    You mentioned that it is only cosmetics, a cheap paint job could cost minimum of $3,000.

    Once you have this information then you should be able to work out whether it is still viable to go ahead.

    Small fee to pay in comparison to savings you will potentially make.

    we use Charles Ridolfo & Associates they have just moved to Adelaide Tce, Perth.

    Hi Pepper, I recently placed an offer on an IP well below asking price, my partner stated “THEY WOULD NEVER ACCEPT THAT PRICE” …. guess what, he is eating his words now…. I got it.

    Go for it if you dont you can be sure someone else will.

    I agree, recently purchased IP in regional WA, after viewing at least 6 homes depressed as returns were very ordinary.

    However, the last property I viewed required a reno, I managed to pick it up well below market value. After completing renovation will be making approximately 15-18%.
    The problem is trying to repeat this……[strum]

    robo, I have recently purchased fibo, will possibly paint external sometime soon.

    Just wandering do you know if it is costly to reclad a house (small 3 x 1) approximately???

    Hi all
    Regardless of the strategy, simply cant deny the fact that there are people on this forum today making money in regional areas and overseas who have achieved capital growth and have positively geared properties.

    I can only see a problem if you are buying without researching regardless of the area/location. [exhappy]
