I believe formites discussed this some time ago. I agree, however I find the site/format not particularly USER FRIENDLY. What do you all think??I am currently reading Peter Spann’s new book, have to agree with Terry it is very good.

I was told that when “residential property is flat commerical usually starts flying….” has this been your experience????We own an industrial property we purchased a few years ago and prices are now moving and also easier now to rent.

$115 pw. NO problem renting. Demand will be greater in January when extra accommodation required. I heard something like 500 houses required..Dont know about experienced investor. We do have an industrial property however.

I just purchased ex-housing commission property in WA this was via RE Agent in the actualy area.
I actually contacted the Department of Housing but found “the right hand did not know what the left hand is doing”.

Still looking at costs and may not proceed as I think site costs alone will probably kill the project. If I do proceed will seek professional help.

The bottom line is WHERE DO YOU FIND A GOOD PM”, I have yet to find one.
From my experience they appear to be overloaded managing too many clients.
I too contact PM to remind him the tenant is late with payment etc. I get off the phone wandering who is the PM here….. oh well, seems when I speak to friends they have same issues.

I will make some enquiries with agencies you recommended, many thanks for this information.Also I contacted REIWA some time ago regarding PM recommendations, he gave me 3 and inappropriately included his own agency and really was not that much help.

I would be very interested on costs involved for removal only of asbestos roofI read a post from ActToday purchased 5 properties in Armadale (only $23 negative geared per month).
Dont know anything about Orelia, Medina but cheap areas might be worth a look in.Also Redwing right try regional centres. Elder RE they deal with regional properties.[biggrin]
Joe, I have absolutely hated this area with a passion.
However, seems like some people love it and it is doing well. What can I say.
I think I would prefer Coolbelup as there is a potential for redevelopment….. big blocks etc. etc.

I dont live nearby, in fact I have only been to the house a couple of times.
Most of my contacts have been through the Council, agent and locals. Before jobs go ahead prices are faxed to me in Perth.
The carpenter come plumber has been coordinating most jobs and to date it seems to be working well.

I purchased my first country/regional centre CF+ 3 weeks ago and renovations will be completed in about 1 weeks time. Unfortunately cant get another at the same price in this area as prices at the lower end have now soared.What’s happening in your world, are you still considering North North….
