    Hello everyone, thanks for your replies which I appreciate.

    I have now agreed to pay $300 for pool to be cleaned and will also maintain the pool over summer period – $50 per month.
    The tenant has agreed to maintain over winter period.

    I also found out today unfortunately that Kreepy C is about $895, will possibly look at this next summer. I am also considering getting a quote for a pool cover.

    I was also advised that my public liability insurance covers me if there were an accident/injury on property including pool.

    Hi there,
    I would only sell if there was an issue in regards to servicing loan.
    Innaloo is well located and with future developments will have great potential for long term growth. Just look at the surrounding suburbs, cant really go wrong.

    I would have to agree with Monopoly on this one.

    Hard lesson to learn, I tried to be the PM while employing a PM. This really caused unnecessary stress to all involved.

    Might be good idea to take a step back, either you manage your property or you employ someone to do the job.

    It has taken me 2 years to actually get a good PM, aint an easy road.

    I would look in local newspaper at what rentals are going for in area, ie, 2 and 3 bedroom. It cant be too hard a good PM should be able to give you this info.

    I would think you would get more for 3 bedroom than 2 large bedroom.

    You mentioned that this is a “long term strategy” if this is the case I would not be too concerned.

    I have found that a mix of (+ve) IPs and IPs with potential for CG enabling you to tap into the equity works well.

    Agree, Secret Harbour looks great, excellent beach, quality homes, but where are the facilities? You pretty much have to get out of the area/estate.

    Hi Vtxdevo,
    Yes, I heard about this Marina it got me very interested.

    I was hoping for around $250,000 H&L package, so depending on block prices.
    It is also a little confusing as there is PT Kennedy and Pt Kennedy Springs, the later appears to be cheaper. I’ll need to take a run out there.

    Hi vtxdevo, sounds like you are familiar with Rockingham. What about the newer areas such as Anchorage and Pt Kennedy, what do you think.

    Thanks for your help and comments. Any additional areas that I have left off the list would be appreciated.

    As far as CG goes I was advised that I can avoid this by purchasing block (only need to pay $500 deposit) holding for 9 months, then commence building.

    Apparently on completion of building you apply to ATO for CG exemption (not sure of form/name)… This is new to me, never heard of this?? , has anyone??

    As for would I make money?? dont know, but will find out soon, once I have final figures… Though, I do know people who have made between $25,000 – $50,000 on completion of project homes, they build 4×2 with double garage, aircon etc. and homes are reasonably good quality homes.

    I was also advised today that in certain areas the home could be sold prior to completion due to demand.

    I am also hoping that someone will reply who has possibly gone through this process a few times
    and could give me some ideas.

    Also, with market changing is this a little risky, as I would possibly be selling on completion?

    Sorry , I meant Coolongup possibly looking at $175,000 to purchase (3×1), however houses are older in this part of Rockingham. I still think represents good buying.

    Coolbelup – cheaper suburb in Rockingham, worth a look at. Stats show that over the last 10 years this area has performed very well. cheers

    Times have sure changed since you lived in Perth, and believe it or not Morley is actually very impressive. Lots of very good reasons to buy in Morley, check out the info/stats you will be surprised.

    Hi there,
    I like both, whatever works. I go for mix of CG and cashflow (positive), cant ignore either. Just look at what suits your circumstances at the time of purchasing.
    From experience, they both can work. Many people on forum have done well purchasing both. At the end of the day it is what you are comfortable with.
