I have similar in Westminster.Before putting pen to paper I would look at similar developments in area, what sells, stats, for villa etc, design/sqm2.
Chat to as many RE agents as you can, find out what is desirable in area. I have a good contact in area, he buys, sells and knows it very well.

there is a similar thread regarding this, ie filing paperwork – you may want to do a search.I actually use MYOB which is an accounting package, probably overkill, but this package is brilliant. Allows me to keep track of everything.
I just pass CD to accountant at end of each fin year.

They also provide an extensive profile on each PM including details on experience, years of service, their background.

Katfrat, I have recently gone through this process.
I think the list that Michael has posted is excellent and I would be using this as a guide.
My previous PM did not even have a system in place to establish whether a tenant is in arrears.

I gave my useless PM the flick and am now using Druitt.For those in Perth having problems I thought I would mention that this group is very slick.
They employ 6 PM and have 600 properties around Perth.Also, I was able to negotiate management fee of 8.25% very happy.

I would also check the reiwa site and look at areas which have a median price of $200,000 and less and also get details on rental returns and profile on area.
If I was looking in this price range I would consider:
Balga (it would be a reno job)
Midland (probably villa)
Midvale
Bellevue

You may want to contact Council & various government departments as I know they are pumping money into this area, always a good sign. I have heard of many projects, but I have not specifically researched this area.
One project I know of is expansion of Armadale-Kelmscott Hospital I believe to 300 bed.

I hear what you are saying, however this is not the norm.
As stated the RE agent is family friend (20 years), I am prepared to tread very lightly. We presently have the RE on our side and this may just get us over the line.The owner has a couple of conditions which we can meet and I am very hopeful.

Infrastructure will eventually improve and I have no doubt that in years to come these areas will change dramatically.
