Totally with you on this one.

Many of the deals we have been presented have been a no go, over estimation of end values etc. is pretty stock standard stuff.

There are plenty of tools available and information to work out what they should be paying and whether a deal stacks up.

not sure if Bob Andersons course is worth it? but I know the best way to learn is by getting your hands dirty. I started 3 years ago and onto my 5th development, sure you make mistakes but you learn along the way.

I would also consider Melbournes western suburbs, they have already moved like most of Melb but they are still good value. Melb is number 1 for immigration and service based industries growing. Broadmeadows only 15 km from cbd, look for development sites with potential, build at rear and manufacture cash flow
