    If you are investing and you are needing most of your capital, I would suggest the interest only loan and pay off principle when you can.

    New No Doc Loans-Security based Loans:

    There is a new trend to invest in stocks or tbills and borrow 80% of the value back at 2.5-4.5 %.  This way  you keep the value of the stock.  2) you borrow out the money and pay cash for the real estate.  You can rehab it and flip it without worry about the loan or getting a new loan.  3) No credit check involved so you can keep your credit score and not have to worry about it going lower.
    Payments are quarterly and interest only and your property is free and clear.  If interested, email me at [email protected] and I can tell you what stocks or tbills to invest in. Tbills pay out enough so there is no quarterly payment and when you get your profit, you pay off the loan. Loans go from 2-10 years.  Its a great way to have your stock and use them to your advantage

    In the us, the banks are not loaning out mortgages right now as they took the government funds and are investing
    it.  I would be careful of the Dallas market and look in Hawaii or California for a quicker recovery back to higher prices.
