    Hi Lachlan

    Thanks for getting back to me. I have been thinking (also) on the possibility of the above scenario. The problem with this deal is there is still $275000 owing on the property so I am not sure what is going to work, what will be worthwhile, etc. Can I ask what the back property was valued at in the above scenario?

    Just got home from the one day course with Carly. Very inspiring and motivational – yet it looks like my potentail deal isn't much of deal after all. :P I will have to do some more research.

    Hi Petrona

    I am just looking into subdivision and possibly developing in Balga at the moment. I wonder if you have any thoughts on a block we have – R40 zone 724sqm and not a corner block. Do you think it has some potential? I just read above that it takes anywhere from 9-12 months for subdividing. That is a long time – I have crunched a few numbers but since the above people have done the 250k club research (sadly the seats were full when I tried to join!) perhaps they/you could help out on a few more pointers??

    Oh, lucky you! You got to go along to the conference this year. I was planning on going, but didn't make it, sadly. Did they do development during the 3 days, perhaps?

    Ok, looks like we don't meet until middle of July again. Would you recommend any other links for one day courses? I looked into REIWA last night, as that was most appealing in terms of information I could find. I have book marked your link. Thank you!

    I will have to learn my way around this site and see if I can perhaps pick up some more pointers. Thanks D.

    Thanks D. I can't seem to find where they meet in Perth, do you know? I looked at the Rookie website but it indicated that the course was in Melbourne.

    Duckster, had a quick look at the site. What I hate about those advertisements, and this site is no better, is they just go on and on and on. Why don't they just cut to the chase, if its a bargain we would know, surely they don't have to go overboard and repeat, repeat repeat… LOL, it really makes me skeptical!

    Hi, and thanks for your tips.

    DWolfe, yes, I am in Perth. I am looking at a block that actually belongs to my folks it has two dwellings on it at the moment, a house and granny flat. I do have a friend of a friend who is managing a development at the moment, his Dad has been doing it for 3 years now. Perhaps the best way is to contact him so I don't have to read 300 books before I know what I am doing?

    Duckster – thanks for the information. Where is that course going to be held, I wonder? I better look at the link.

    OK so I did post something here last night (tongue in cheek) that I think did carry some truth………however,  I am wondering if anyone here knows about the REWARDS program? They say that in 2010 they acquired 16 PCFP in a matter of 4 days. I guess it still is possible, afterall.

    JacM – Yes I will do something about it ASAP. Pity the tentants are so good, they will get a rude shock!

    IPInvestor – absolutely, when you put it that way it makes a huge difference. Can I ask you where abouts you bought the property, what state, etc? It seems like we have been missing out on some serious money for a little while now – and we don't even manage our rental!  When they valued our property – as we wanted to sell 18 months ago they over valued by 60k and for over a year they have been undervaluing the rental aspect. Hmfp.

    Can anyone here tell me whether the above people receive my posts or do they have to go searching to find them??

    c9806103  Thanks for your reply! Good point regarding nothing doing on IO loans if not using the extra cash flow elsewhere. I just got an email from Steve this morning about the REWARDS program. Have you done the program? Apparently they found 16 positive cashflow IP in 4 days!

    Given Steve has done a great job with selling his idea that Dec 09- Jun 10 is the time to buy property, (and if everyone listens to that idea) perhaps you should buy after the middle of the year???  (am I allowed to say that here?)

    I see I lacked a bit of detail in my first post. I hope to clarify it further now. Please add any more tips if you can think of them after reading the following.. thanks again.

    climbingjac  The IP is generating a return of $15600 ($300 per week) however I have recently discovered that next door is renting for $395 and there establishment is on par with ours! (I don't know the return with tax involved, can't say off the top of my head)

    Terryw  We tried putting our home loan on IO however it didn't work for us. It took us 8 years to realise we were paying off 1k per annum  Boy! Of course if we are to be succesful with property we need to lighten up our spending… and find where it is going. If we were to purchase another IP, how will that help? Ie: how do you find an IP these days that is positive geared?

    charliewebb   You also touched on some important issues. The "strategy" is what I am lacking, and the starting point, DOH! I do like the sound of positive geared and commerial property but that is as far as I have got. I wonder what the bank will say when we apply for more finance, we don't have much debt (other than the above) yet we only have one income. My brother has offered 6k of his money, which is a start. Can I ask you how many properties you own now? Outright?

    I didn't get into the club, they said it was full. :( I haven't read the book yet either and as a mother of 2 (toddlers) and one on the way, I dare say I will have my work cut out. I hope to find other mothers on here that I can hear some encouragement from, and some success stories to keep me going! :D
