Agree with the above, hopefully you can recover the bond and not be too out of pocker – also as you have entered into payment terms for the rent arrears your landlord insurance maybe null and void.
Is there a floor plan? It looks quite 70’s style. We rented a unit behind a shop and you had to come in through the bathroom as we didn’t have access through the shop and getting our mail was a issue as well, we had to get a PO Box.

Did you leave tools at the property for the tenants to maintain the hedge? I think it is a bit rich to expect them to maintain it sorry – I would have a gardener in place to maintain it as the hedge dictates

You would have to check with your states legislation but in Victoria you can evict a tenant with 60 days notice if you or a family member need to move into the house. If you use this option there is rules about when it can be rented again though.
Why don't you make your offer subject to vacant possession and let the vendor sort it out? May just mean a longer settlement.
You may have trouble getting a property manager interested in managing a fully furnished property as it is a lot of extra work for them (photo’s, condition reports etc).
thanks for sharing Brian & Cindy that is great to know – I think we have just over $100k combined in our super (I have military super as well that is untouchable due to government policy). Hi, just make sure they are willing to have all carpets steam cleaned on vacation & high standard of cleanliness when departing the property. These areas can be a little vague and could end up costing you.
If you don't already have one I would recommend getting a PO Box so the tenant doesn't know your actual address. If your listed in the white pages I would recommend getting in the nearest CBD and getting it redirected.
Try to keep a distance between yourself and the tenant.What is the location of the property. Maybe approach the owner of the property on a nearby corner high traffic location and erect a billboard.
Try to hang onto the property as a investment/rental asap and as fWord has suggested change to Interest Only and get a quantitive surveyor to do a depreciation schedule for you.

Is it an option to make the studio and investment property and use the equity to purchase something similiar or vice versa?
