    Second the 2nd job – I waitress on weekends. Also I loooove Op Shops. Our wardrobe has never been better, nor had so many labels

    Hey Jess – I saw Wallwik on a show on How To on Foxtel. I just recieved it in the mail about to use it.

    It all looks very easy – you soak and wring out this cloth in water, very lightly scour the wallpaper and place the dampened wallwik on the wall, come back and the wallpaper peels off easily – repeat the process with the same cloth. Google will explain more

    Will take longer than steaming off – but I have a week to do it and can keep painting whilst I am doing it – I had to get it from Ebay USA, picked it up for .99C plus postage

    On the contrary mcgrandies you can access your super for temporary disability and permanent disability. I urge you to speak to your super provider – also you may have income protection with your super.

    Don't do – been there and got burnt!

    If you do go ahead with self managing, only give the tenant your mobile phone number and use a post office box in a suburb over.

    Do you live in the same state as the property? If you need to go to VCAT you have to attend the hearing in the location of the property.

    Thanks guys – plumber was lovely and the quotes very painless – approx $550 to drop taps down, and plumb in new bench, and some fancy things with the washing machine water being directed straight into the pipe. Take water through brick external wall for future outdoor shower & approx $150 to fit new toilet and modifying the cast iron waste to make a little more room..
    So happy chappy

    Well of course – the property wouldn't be secure would it? Are these new tenants since you have purchased the property?

    Chalk it up to lesson learnt – my gf purchased a IP and there was only a rear door key. Sneaky agent had got there early to open up from the back. Same gf recently purchased another IP and the dishwasher and oven weren't connected, they had put new ones in to snazzy up the property for sale – just never got then connected?

    Yeh those public housing flats are still behind the shops along the beach. I walk past there twice a day and haven't really seen anything unpleasant. Prime land though….
    The surf lifesaving club building is fantastic. Also, the train station is being upgraded to a manned station

    Yeh we had this situation had to get their cr*p moved to a storage unit and store (I thought it was 60 days?) then advertise, then dispose of it $$$ fortunately we could claim it back at tax time.
    Coupled with everything else – change locks, repair damage, remove rubbish, clean, loss of rent – silly us no bond and insurance wouldn't pay out = big lesson learnt!!

    You're welcome – the townhouse that came up for sale yesterday is with Harcourts and is a slightly newer as that was the last stage of the development in the complex.
    It is a lovely complex being directly across from the beach, with now houses in front as it is parks land, and backs onto the creek. The pool is well maintained and there is 2 parks, one with a little playground.
    Only problem is parking if you need more than the one carspace in your carport, there are probably around an extra 15 carspaces onsite otherwise you would have to park on the street

    Sorry further to my post above – got home to another for sale sign at the front of the complex just checked it out and it is $339k the same price as the one that just sold.

    Seaford Vic? That is my neck of the woods. If so, lots of things happening down that way. We purchased a 2 bed townhouse across from the beach 12 months ago to the day for $284k unrenovated – a similiar one sold the other week for the $330-$340 mark.
    We now have a forthcoming auction sign up from Hocking Stuart – not sure which unit but I think it maybe one that backs onto the creek as the elderly resident has been moved to a retirement home. That would be worth investigating – wish we could get our SMSF up and running as I would love to be in a position to purchase it.

    We used bamboo as it is very tough, but at the expensive end of options approx $90sqm.in our PPOR. We have original boards in our IP.

    Our office break out room has the lino that looks like boards and it is holding up really well – I think that would be a better option for an IP

    You can ask your accountant to complete a tax variation form for you so you pay less tax throughout the year – might make things a little easier for you rather than getting a lump sum at tax time
